What do I do if the utility company requires an account number or proof of ownership I do not have yet?
You’ll have to get it from the title company or local authority.
What documents can the title company provide to help me transfer utilities?
Title can provide proof of ownership at closing which a utility company might request.
What happens if utilities cannot be transferred immediately after closing?
Contact the utility provider, transaction coordinator and title company promptly to confirm the missing document or setup step. If temporary seller service is needed, request a written arrangement defining payment and the end date. Other options may be available from the provider. Avoid operating with interrupted essential services.
Who should receive the keys, lockbox codes and access information after closing?
The two most important people to have the access information is you and the property manager, as they will be giving vendors access to the home. Most Property managers will install an electronic key pad on the home that they can remotely change.
What should I do if the seller or previous property manager still controls access to the property?
Change the locks, codes and keys as soon as you close on the home.
