The nine-bedroom looked expensive to me until they walked me through what comparable cabins that size actually book at in the Smokies. June produced about twenty thousand in cash flow. I had been looking at four-bedrooms for months on my own and never would have gotten there.
We had eighty nights booked three weeks after going live. The furnishing and photos were already handled before we closed, so there was no dead month where we were paying a mortgage on an empty house. That alone paid for a big chunk of the engagement.
February is the month that told me the underwriting was honest. Seventeen thousand in cash flow in the worst travel month of the year. Everybody shows you July numbers. Nobody shows you February.
What sold me was that they killed two deals I liked. I wanted the second one badly and they showed me the HOA rental cap I had not read. That is the moment I stopped thinking of them as salespeople.
Honest note: the first two months after launch were slower than I expected while the listing built up reviews. They told me that would happen and they were right, but it is worth hearing twice. By month four it was tracking the model.
I am a surgeon. I do not have 200 hours to find a property. I have money and I have a tax problem. That is the entire pitch and they deliver on it. The introduction to the CPA side happened before I closed, which mattered more than I realized at the time.
They negotiated fifty-two thousand off asking plus a rate buydown the seller paid for. I have bought four houses in my life and never gotten anything close to that on my own.
I asked about California on the first call and they told me flatly that nothing pencils there and they would not take my money for it. I ended up in Branson instead, at a third of the price, and the returns are not close.
