Why we work with an outside tax firm
My BnB Accelerator is a real estate acquisition firm. We source, underwrite, negotiate, and close short-term rental properties. We are not a CPA firm, we do not prepare returns, and we do not give tax advice.
That matters because the strategy our clients pursue is substantially a tax strategy. Buying the right property is necessary and not sufficient: the deduction only materialises if the seven day average stay test is met, if material participation is genuinely established and documented, and if a cost segregation study is performed properly. Those are all questions for a qualified professional.
So we refer clients to an independent firm rather than pretending to competence we do not have.

The nature of the relationship
AE Tax Advisors is an independent firm. It is not owned by, controlled by, or affiliated with My BnB Accelerator, LLC beyond a referral relationship. You are under no obligation to use them, and clients frequently use their own CPA instead, which is entirely fine with us.
We introduce them because the tax questions in this strategy are specific and get answered badly by generalists. If your existing CPA has short-term rental experience and understands material participation and cost segregation, keep them.
