Can seller credits be used to pay designers, contractors or property managers?
Do not assume they can. Ordinary furnishing, renovation and property-management invoices are generally outside standard financing concessions. A lender may permit specific documented expenses or an approved program structure.
Have the transaction coordinator obtain lender and title confirmation before promising a vendor payment through closing. Paying an invoice through title does not itself make the cost eligible for a seller credit.
Who coordinates payment if a vendor is being paid through closing?
Our TC team coordinates the invoice and payment arrangements with title and the lender. Title handles the approved disbursement. Let the TC team know early if a vendor expects payment through closing so they can confirm requirements and timing.
What happens if a vendor says they have not been paid yet?
Contact the TC team with the vendor’s name, invoice number and amount due. They will check with title to confirm whether payment was approved and disbursed, verify the payment details and help resolve any delay. Confirm the original payment’s status before issuing a second payment.
Who should receive invoices when a vendor is being paid through title or seller concessions?
Send invoices to the TC team so they can coordinate submission to title and the lender. Include the property address, vendor’s business name and contact information, an itemized description of the work and the amount due. Submit invoices before the closing deadline provided by the TC team, and have vendors confirm payment instructions directly with title.
How do we keep multiple contractors from creating conflicting repair lists?
Use one shared repair list based on the inspection report and agreed renovation scope. Assign one person to maintain it, with each item showing its priority, responsible vendor, approved scope and status. Contractors should submit proposed changes to that person for review before starting additional work.
What happens if the designer, contractor and property manager disagree about what should be prioritized?
Come speak with us, and we will help you make the final decision. We will review safety concerns, rental readiness, budget, timing and guest experience with you and the relevant teams.
Who is responsible for coordinating post-close repairs identified in the inspection report?
You, the design team and the property management team will coordinate these repairs together. Before closing, agree on who will schedule each repair, approve costs and confirm completion. Assign one point person to maintain the shared repair list and follow up with vendors so every item has a clear owner.
