Client FAQ

Immediately After Your STR Closing

Coordinate keys, locks, utilities, management, permitting and the path from ownership to a guest-ready short-term rental.

Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.

How do I get the keys/access?

The access to the home will be sorted at close by the TC team and agent, typically a lockbox or keypad code will be left on the home. OR the keys will be left at title for pick up.

Who changes locks/codes?

Your property manager will arrange for the locks and codes to be changed post closing.

When do utilities transfer?

Arrange utility accounts before closing with an effective date matching the agreed possession date, commonly closing or immediately afterward. Confirm the timing with title and the seller to avoid interruption, and use the transaction coordinator's setup guide.

When does the property manager take over?

The property manager will take over at closing, if you’ve signed the agreement with them.

Who handles the property before the PM is fully onboarded?

The goal is to have the PM fully ready to go BEFORE closing! So that you hit the ground running.

When can contractors/designers enter?

Once ownership and possession have transferred, arrange access through the owner or manager. Respect any existing guest stays, seller possession agreement and contractor requirements. Pre-close access needs the seller's authorization.

When do permitting and STR licensing begin?

Check eligibility and required steps before going under contract. Some applications need proof of ownership and therefore begin at or after closing; others can be started earlier. Follow the local authority's process and obtain required approvals before accepting guests.

When can renovations start?

After ownership and possession transfer, required permits and approvals are in place, and access is compatible with any existing reservations. Confirm contractor licensing, insurance and the scope before work begins.

What is the full path from closing to going live, and how long does it typically take?

The path usually includes access and utility transfers, repairs and permitted improvements, furnishing and design, inspections or licenses, photography, listing setup and management handoff.

BNB Accelerator's planning range in this client FAQ is typically 60 to 90 days after closing when meaningful work is required. A rental-ready property can launch sooner, while major construction, permits or vendor delays can take longer. Use a property-specific schedule rather than treating the range as a guarantee.
