Client FAQ

Buying an STR Remotely

Coordinate property evidence, independent inspections, approvals and access when buying outside your home market.

Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.

What evidence should I request if I cannot tour the property?

Ask for a current walkthrough video, detailed photos, floor plan and inspection reports. Request views of parking, access, mechanical equipment, neighboring uses and any issues absent from the listing. Have a local representative answer your specific questions. Marketing photos show positioning; diligence evidence should help you judge condition and operational fit.

Can a video tour replace a professional inspection?

A video tour helps you understand layout and visible condition, but it does not perform the same function as an inspection or specialist review. Use qualified professionals for the risks that need physical assessment. Ask for reports and clarification before contingency deadlines, and obtain quotes for important findings.

How should I approve decisions while travelling?

Keep a clear communication channel, know the contract deadlines and name the person who will escalate urgent decisions. Arrange access to documents and signing tools before travel. Tell the team your availability and time zone. Do not assume silence means approval, and confirm any authority given to someone acting on your behalf.

What should my local team verify beyond the house itself?

Ask about access, road condition, parking, neighborhood context, noise, delivery logistics and service availability. Verify the exact parcel's operating requirements rather than a general market description. Some issues need specialist or official confirmation. A remote purchase works best when the evidence covers the guest experience and operating environment as well as the structure.

Should I use the same person for every diligence task?

One coordinator can keep the process organized, but specialist tasks require the appropriate expertise. An agent, inspector, lender, contractor and attorney answer different questions. Keep responsibility and deadlines explicit. Avoid assuming that a strong recommendation from one participant establishes financing, legal use, condition and economics at the same time.

How do I organize approvals so the remote transaction stays clear?

Maintain one decision log with the issue, supporting documents, recommendation, required approval and deadline. Record agreed changes to price, repairs, credits and launch scope. Keep important contract notices in the channels required by the agreement. A central log improves coordination while the signed documents remain the controlling transaction record.
