STR Amenities and Return on Investment
Evaluate pools, game rooms and other amenities against guest demand, launch cost and operating complexity.
Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.
How do I decide whether an amenity is worth adding?
Identify the guest segment and compare properties with similar location, size and quality. Estimate the full installation and operating costs, then model a conservative revenue improvement and a case with no improvement. Review permitting, insurance, maintenance and safety. An attractive amenity should support the overall business rather than rely on an unsupported revenue promise.
What costs are easy to miss when budgeting for a pool or hot tub?
Installation is only the beginning. Consider site work, electrical and plumbing, permits, inspections, barriers, cleaning, servicing, utilities and eventual replacement. Check insurance and the manager's operating responsibilities. Obtain site-specific quotes before using the amenity in the purchase model, and allow for downtime and maintenance access.
Should I choose more bedrooms or stronger amenities?
Compare the guest experience and economics together. Additional sleeping capacity may increase demand only when bathrooms, parking, gathering space and permitted occupancy support it. An amenity may improve appeal without adding capacity. Test each option with relevant comparables and the actual construction budget instead of assuming one feature always creates a better return.
How do I avoid adding amenities that guests do not use?
Review the target guest's needs, competing listings and recurring feedback. Prioritize features that solve a real problem or strengthen the stay. Ask the manager about upkeep and observed demand. A feature that looks good in photos but consumes space, maintenance time or budget may be less useful than a durable, well-executed essential.
Can I launch first and add an amenity later?
Sometimes, but the opening projection and listing must reflect what guests can actually use. Recalculate expected revenue and account for disruption during later installation. Confirm guest scheduling, permits and contractor access. Phasing can preserve cash, but it may also increase mobilization costs or postpone the performance assumed in the original plan.
How should I measure whether an amenity improved performance?
Compare booking conversion, rates, occupancy and guest feedback before and after completion while accounting for season, pricing and other changes. Track ongoing costs as well as revenue. A simple before-and-after comparison can be misleading if market demand changed at the same time. Use the results to guide future spending, not to guarantee another property's outcome.
