STR Refinancing and Exit Planning

Consider loan terms, future refinancing assumptions, selling costs and fallback uses before buying an STR.

Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.

Should my purchase depend on refinancing at a lower rate later?

Treat refinancing as a possibility, not a requirement for the initial deal to work. Future rates, valuations, income and loan programs may change. Underwrite the purchase using the proposed current loan, then model refinancing separately with realistic costs. A deal that only works after an uncertain refinance has a different risk profile.

What should I review before choosing a loan with a prepayment penalty?

Understand the penalty period, calculation and which actions trigger it, including sale or refinancing. Compare that cost with the initial rate and your expected holding period. Ask the lender to explain examples in dollars and confirm the written terms. A lower rate can be less attractive if the loan limits a likely exit.

How should I estimate the cash I would receive if I sold?

Start with a conservative sale-price scenario, subtract the outstanding loan, transaction costs and known obligations, and have your CPA model tax consequences. Include any prepayment charge. Keep this estimate separate from the property's current cash flow. An appraisal or advertised value does not equal the cash available to you at closing.

What fallback use should I consider before buying?

Evaluate whether the property could function as a longer-term rental, another permitted rental model or a resale asset if short-term demand weakens. Confirm that the alternate use is lawful and compatible with financing and insurance. Build a separate operating model; the rates and costs of an STR do not automatically apply to another use.

Does accelerated depreciation make a future sale tax-free?

No. Depreciation changes tax basis and can affect taxable gain and recapture when you sell. The result depends on asset classifications, amounts claimed and your broader facts. Have your CPA model the holding and exit scenarios together. A first-year tax benefit should not be evaluated without understanding potential later tax costs.

When should I revisit my exit plan?

Review it when financing, regulations, performance, repair needs or personal liquidity change. Update sale and refinance estimates using current evidence and costs. Keep decisions tied to your investment goals and ability to hold through uncertainty. Selling after a weak month and holding indefinitely are both choices that deserve a full financial review.
