Client FAQ

STR Buyer Readiness and Acquisition Criteria

Define the cash budget, purchase goals, operating role and evidence needed before beginning an STR search.

Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.

What should I decide before asking the team to search for properties?

Set your available cash, acceptable debt payment, target purchase range and reserve requirements. Clarify whether you want personal use, how much operating work you will perform and which risks you can tolerate. Share your timing and financing status. These decisions create a buy box that is practical instead of a list of preferred destinations.

How should I distinguish my purchase budget from my total investment budget?

The purchase price is only one part of the investment. The total cash plan includes the down payment, closing and diligence costs, repairs, furnishing, launch spending and reserves. Use the total when screening properties. A home inside your purchase-price range can still exceed what you can comfortably deploy.

What if my favorite market does not fit my financial targets?

Compare another property type, a lower price point or other markets before stretching your budget. Review the tradeoffs in guest demand, management and regulation. You can also postpone the purchase while improving readiness. Keep the investment decision connected to evidence rather than treating a preferred destination as a requirement at any price.

How should personal use affect the property search?

Identify when and how often you expect to use the property, then show those unavailable dates in the revenue model. Confirm loan, insurance and operating requirements, and have your CPA review personal-use tax effects. A property designed partly for your own stays has different objectives from one dedicated to rental performance.

What should I bring to the initial acquisition call?

Bring a clear picture of liquid funds, financing progress, income documentation needs and your expected timeline. List your preferred markets and what attracts you to them. Explain your intended operating role and any personal use. The call is more useful when the team can test your criteria against a complete budget.

How do I know whether I am buying for cash flow, tax planning or personal enjoyment?

Rank your goals explicitly and evaluate the property against each one. Cash flow relies on operating economics, tax outcomes require individual analysis, and personal enjoyment can reduce availability or change the guest fit. A purchase may serve several goals, but a benefit in one area should not conceal a financial or operational weakness in another.
