STR Guest Safety and Emergency Planning

Plan guest instructions, equipment checks, amenity rules and emergency response before opening a short-term rental.

Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.

Who should review safety before the property opens?

Coordinate the manager, inspector and any qualified specialists needed for the property's systems and amenities. Confirm applicable local requirements and insurance conditions. Assign responsibility for correcting findings and keeping records. A checklist helps organize the review, but it does not replace professional assessment of electrical, structural or other technical risks.

What emergency information should guests receive?

Provide the property address, emergency-service instructions, the manager's contact details and how to report urgent issues. Explain access and evacuation information appropriate to the property. Keep instructions easy to find and up to date. Ask the local manager to review them so they match the actual location and emergency-response arrangements.

How do I plan for power, water or internet outages?

Identify the provider contacts, property-specific procedures and who responds locally. Decide how guests will be notified and what situations require relocation or cancellation under the applicable policies. Keep essential access methods usable when connectivity fails. The owner and manager should agree on spending and escalation authority before an outage occurs.

What should I check before advertising a pool, hot tub or recreational feature?

Confirm lawful installation, required inspections, appropriate barriers or safeguards, maintenance arrangements and insurance coverage. Ask qualified professionals about the specific equipment and use. Provide accurate guest instructions and avoid describing a feature as unrestricted when conditions apply. Schedule checks so the feature remains suitable for guests after opening.

How should maintenance problems be tracked between guest stays?

Use a shared log recording the problem, urgency, assigned vendor, approval and completion evidence. The cleaner or manager should flag issues at turnover, with safety-related problems escalated promptly. Do not close an item simply because a contractor was scheduled. Confirm the repair and update guest availability or listing claims if needed.

What if an important safety feature is not ready by opening day?

Pause use of the affected area or delay hosting until the issue is appropriately resolved. Consult the manager and qualified professional, and communicate honestly with any booked guests. Follow the applicable platform and reservation policies. A planned opening date should not override an unresolved condition that makes the property unsuitable for occupancy.
