STR Launch Readiness and First Guests

Build an opening checklist for utilities, furnishings, cleaning, listing accuracy and the first guest experience.

What needs to be ready before I open the booking calendar?

Confirm lawful operating approval, appropriate insurance, utilities, access, sleeping capacity and essential safety measures. Complete the guest-facing spaces, arrange cleaning and emergency coverage, and verify the listing matches the property. Choose an opening date that allows a final walkthrough and corrections. Taking bookings too early can turn a project delay into a guest problem.

How do I test the property before the first guest arrives?

Walk through the stay as a guest would: parking, entry, Wi-Fi, beds, showers, cooking, climate control and checkout. Test access codes and contact instructions. Have the cleaner or manager inspect supplies and equipment against a checklist. Record problems, assign owners and confirm completion before releasing the first available dates.

Should I photograph the property before all amenities are complete?

Photograph the features actually available for guests. If some work remains, decide whether to delay the shoot or add accurate photos later. Do not market unfinished amenities as ready. Photos should reflect the operating property, including sleeping arrangements and outdoor areas, so guests can make an informed booking decision.

How should I set the first available check-in date?

Use the completion schedule for repairs, furnishing, approvals, cleaning and listing setup, then allow time for testing and corrections. Confirm the date with the manager and vendors. Avoid assuming that delivery dates or permit timelines cannot slip. If the calendar opens before certainty is reasonable, discuss how changes will be handled.

What belongs in a property handoff checklist?

Include access instructions, equipment manuals, utility accounts, vendor contacts, maintenance schedules, warranties and the approved inventory. Add emergency procedures, cleaning standards, supplies and responsibility for replenishment. Document who holds the keys and account permissions. The handoff should let the manager operate the property without repeatedly asking the owner how essential systems work.

How should I evaluate the first month of operations?

Review listing views, inquiries, bookings, pricing, cancellations, guest feedback and actual expenses. Compare these with the opening plan rather than a stabilized full-year target. Identify whether problems come from visibility, guest fit, pricing or execution. Make specific changes and measure the results instead of treating a few early stays as proof of annual performance.
