Why should I model revenue month by month?
Annual averages conceal seasonal cash needs and launch timing. A monthly model helps you see when bookings should arrive, when bills are due and how a delayed opening affects the year. Use local demand patterns and appropriate comparables, then retain flexibility because actual pricing and occupancy will differ from the projection.
Is the highest occupancy always the best result?
No. Filling every date at low rates can produce less owner income than a lower occupancy strategy with stronger pricing. Consider cleaning turnover, wear, platform fees and management costs as well as revenue. Review net contribution and guest fit, and avoid using occupancy alone as the measure of operating success.
How do booking lead times affect my cash plan?
A market where guests book late can look quiet far in advance even when later demand is normal. A market with longer lead times may require action sooner when the calendar is empty. Compare your property's booking pace with relevant local patterns, and understand when the platform or manager releases funds.
What should I ask a manager about off-season strategy?
Ask which guest segments still travel, how rates and minimum stays change, and what maintenance should be scheduled during slower periods. Request examples of reporting and decision rules. If the strategy includes longer stays, confirm permit, loan and insurance requirements and have your CPA review any effect on the intended tax treatment.
How should I approach minimum-stay settings?
Balance guest demand with turnover costs, calendar gaps and the rules that apply to the property. A rigid minimum can leave short gaps unbooked, while very short stays can increase operational demands. Review settings by season and booking window with the manager, and keep any tax-related average-stay objective separate from the marketing decision.
When should I discount an unbooked date?
Evaluate the booking window, competing availability, demand and the incremental cost of hosting. A lower rate may help fill an otherwise empty date, but repeated discounting can hide weak positioning or operational issues. Ask the manager for a documented pricing approach and review the owner's net result, not just the advertised nightly rate.
