Who chooses the buyer's agent for a property?
We recommend a trusted local agent from our network in the markets we serve. We coordinate the introduction, and you approve the agent who will represent you.
Who pays the buyer's agent commission?
Our approach is to negotiate for the seller or listing brokerage to cover the full buyer’s agent commission. This must be confirmed in the transaction agreements; seller payment is not automatic. We will review the compensation arrangement with you before you commit.
Could I ever be responsible for paying part of the buyer's agent commission?
Potentially, depending on your buyer representation agreement and the compensation negotiated with the seller. Our goal is to avoid an out-of-pocket commission expense for you.
If paying a portion could improve the overall deal, for example, in exchange for a better purchase price, we will explain the numbers and seek your approval before agreeing to that structure. Review the buyer agreement carefully before signing because it establishes your payment obligations.
When do you introduce me to the local agent?
When you are ready to submit an offer and intend to move forward with a property. We will connect you with the agent and share the property details and proposed offer strategy.
Once I say I want to move forward, how quickly can we submit an offer?
We can often submit an offer the same day once the agent has the necessary information, required agreements and your approval of the terms. Timing depends on agent availability, lender documentation and how quickly you review and sign.
What information or approvals do you need from me before the agent can write the offer?
We need your preapproval, or proof of funds for a cash purchase, and confirmation of the buyer’s legal name. You will also need to approve the proposed price, earnest money, financing terms, contingencies, closing date, requested seller credits and agent compensation arrangement.
If your preapproval is still underway, we can send the property and proposed terms to the agent so drafting can begin while you complete the lender’s requirements. The agent will confirm any required representation agreement, and you will review and sign the offer before submission.
