STR Offer Strategy and Seller Credits
Compare purchase price, seller concessions, furniture, counteroffers and contract protections when negotiating an STR purchase.
Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.
How do we decide what our initial offer should be?
We evaluate comparable sales, projected STR revenue, operating costs, financing and the investment needed to launch. We approach the purchase as an income-producing business while also checking the underlying real estate value.
We generally target at least 10% projected cash-on-cash return and work with your agent to include appropriate appraisal protection. An appraisal contingency can provide options if the appraisal comes in low, depending on the contract; it does not guarantee future resale value. Contract contingency guidance
Should we start below asking price or submit a stronger offer right away?
It depends on local competition, comparable sales, time on market and the seller’s position. A competitive market may call for a strong initial offer, while a slower market may offer more negotiating room. We will recommend terms that fit the market and still support the deal’s financial targets.
When does it make sense to offer full asking price?
When the asking price is supported by comparable sales, the projected returns meet our targets and competition makes a lower offer less likely to succeed. We will coach you through the decision based on the full deal, not the asking price alone.
How do you decide how much seller credit to request?
We aim to cover as much of your eligible closing costs as possible, subject to lender limits and what the seller will accept. We coordinate with your lender to estimate usable costs before setting the request. Credits may reduce eligible closing costs to zero, but they do not eliminate your down payment or required reserves.
What can seller credits actually be used for?
Seller credits generally cover lender-approved closing costs, prepaid expenses and approved interest-rate buydowns. They cannot automatically be used for renovations, furniture or cash back.
If we negotiate a credit after an inspection, the lender’s rules still govern how it can be used. A purchase-price reduction or seller-completed repair is a separate negotiating option. Fannie Mae seller-credit rules
Does asking for a seller credit make my offer less competitive?
It can, because a credit reduces the seller’s net proceeds. Sellers also weigh financing, contingencies, closing timing and the likelihood of completion.
We compare the overall package and decide whether requesting a credit, negotiating a lower price or adjusting other terms gives you the strongest result.
Should furniture be included in the purchase price or handled separately?
Negotiate which items convey before signing, and document them clearly with an inventory and the appropriate contract language or bill of sale.
Your agent, lender and title company should confirm how the furniture must be treated. Furniture can count as a sales concession under some loan programs. Do not assume assigning it a $0 value resolves the issue, and do not use an undisclosed side agreement. All parties should receive the disclosures required for the transaction. Fannie Mae personal-property concession rules
What happens when the seller counters our offer?
We review the counter promptly, update the pro forma and recommend accepting, countering again or walking away. Your agent will explain any changed contract terms, and you approve the response before it is submitted.
How do we decide whether to accept, counter again or walk away?
We update the pro forma as price, credits, financing and repair terms change. We assess projected cash-on-cash return, cash flow, upfront investment and remaining risks.
A deal above 10% projected CoC is a starting point, not the only consideration. We also evaluate condition, compliance, appraisal concerns and whether further negotiation is likely to improve the outcome.
What changes when there are multiple offers on the property?
We may need to respond faster and submit stronger terms. We will review price, credits, timing and contingencies with your agent while keeping your budget and return targets in view. Any reduction in contractual protections should be explained to you before you approve it.
Can I withdraw an offer if something changes?
Before acceptance, an offer can generally be withdrawn, subject to its terms and local law. Contact your agent immediately so withdrawal is communicated properly.
After acceptance, cancellation depends on the contract, applicable law and any inspection, appraisal, financing or other termination rights. There is no universal 1–3-day grace period, and not yet paying earnest money does not automatically release you from the contract.
Your agent or attorney should confirm the applicable deadlines and notice requirements. Canceling without a contractual right can put your deposit at risk and create other liability. Contract contingency guidance
