Compare the purchase responsibilities
| Purchase question | Kleer Circle | STR Insights |
|---|---|---|
| Service selection | Written acquisition engagement | Exact portal, consultation or acquisition tier |
| Buyer workload | Confirm approval and execution obligations | Confirm work retained under the chosen tier |
| Address evidence | Request an actual property decision memo | Request the tier’s address-level output |
| Deadline ownership | Name agent, lender and coordinator | Do not infer coordination from portal access |
Run this decision exercise before an offer
Put each deliverable on a row: market shortlist, address memo, offer review, inspection response and closing file. Compare the quoted STR Insights tier with the actual Kleer engagement. Mark research access, advice and completed work separately. Choose by the gaps in your purchase team rather than by the number of listings or a headline performance claim.
Buyer-fit answer: equalize the quoted work first
Kleer Circle's public page, reviewed October 7, 2026, describes coordinated sourcing, underwriting, offer/closing support, design and launch. Its FAQ describes a one-time program fee for one property, pricing discussed on a call, and buyer operation in year one with configured systems; later management introductions are described separately. That makes it relevant to a buyer who wants acquisition coordination and is willing to test the retained operating duties. No unseen agreement or exception is authenticated here.
STR Insights' homepage describes consulting packages and separately identifies software and analysis services. Its acquisition introduction describes finding and analyzing a property, inspection/negotiation, design, setup, listing creation and operations support. Compare the actual quoted tier, not portal access with another firm's search-to-launch engagement. “Operations support” does not by itself establish who manages guests or which ongoing duties have been contracted.
Neither public page proves current fees, availability, an individual contract's completion standard, guaranteed opening or usable tax losses. We have not tested either service firsthand or authenticated customer outcomes. This is document-based analysis published by BNB Accelerator, an interested acquisition provider. The fair choice is the proposal that fills your actual gaps on acceptable written terms, not a winner inferred from marketing breadth.
Original same-address quote-equivalence work sample
Send both firms one candidate address, the same cash ceiling, target purchase period and preferred operating model. Ask for a redacted sample and an itemized response to the following register. These are buyer-requested fields, not claims about either firm's required deliverables. Keep private seller/guest records and account credentials out of shared examples.
| Requested output | Evidence and acceptance | Price, exclusion and decision rights |
|---|---|---|
| Address decision memo | Model version, source records, downside case and unresolved parcel checks | Name who prepares/revises it, whether the quote includes it and who authorizes an offer |
| Inspection response | Actual findings, repair scope, revised cash plan and dated recommendation | Separate advice from licensed representation and contract-notice authority |
| Furnishing and launch | Ordered, installed and accepted items marked separately; listing and access handoff | Identify procurement versus coordination, excluded vendor costs and the actual payment milestone |
| Operating acceptance | Named operator's accepted start date, duties, backup and unresolved items | State buyer-retained work, support end date and separately contracted management costs |
| Noncompletion or changed scope | Written correction process, time limits and affected deliverables | Read cancellation, credit and refund terms; do not invent a right to delay payment |
Test the difference between an output and a dependency: the furniture is ordered, but installation is pending and the operator has not accepted the start date. A receipt can support procurement without establishing a finished launch. Ask each firm what its actual milestone means, what evidence it supplies and who resolves the two remaining dependencies. Do not assume either a provider referral or an automated message assigns ongoing human accountability. The STR Insights tier questions and Kleer year-one availability test develop those distinct decisions.
Worked cash comparison: lower quoted fee, different excluded work
Hypothetical proposals A and B, not Kleer Circle, STR Insights or BNB Accelerator prices: a buyer has $340,000 accessible. The same property's allocation before the two invented service proposals is $285,000: $160,000 down payment, $15,000 closing/diligence, $35,000 furnishing goods, $25,000 repairs and $50,000 retained operating cash. The allocation excludes service fees and installation coordination. Reserves are assigned once, not an extra source of money available for missing work.
Proposal A has a $22,000 service fee and excludes an additional $9,000 accepted installation/coordination quote. Total allocation is $316,000, leaving $24,000 outside the plan. Proposal B has a $28,000 service fee that expressly includes that same $9,000 task and acceptance evidence. Total allocation is $313,000, leaving $27,000. Do not add the task again to B. The lower headline service fee therefore does not identify the lower total in this fictional example; it says nothing about either real provider's price or quality.
If a separate $18,000 repair is discovered, A rises to $334,000 with $6,000 margin and B to $331,000 with $9,000 margin. Neither margin establishes sufficient capital or operational readiness. If B's inclusion is not documented, mark the $9,000 task unresolved; do not retain its favorable subtotal as a comparable complete quote. If actual inclusions differ in quality or timing, the arithmetic alone cannot make them equivalent.
Keep recurring operations in a separate same-period budget: local coverage, software, management minimums/pass-throughs, cleaning, maintenance and your remaining work. Do not annualize a short planning period or compare owner labor priced at zero with a fully costed manager. Availability, another person's work and a marketing self-management label are not conclusions about your tax eligibility. No tax refund, forecast booking or hoped-for appreciation funds this purchase worksheet; consult your own qualified advisers.
Named alternatives when the quotes do not fill your gap
Use the existing STR Search alternatives analysis to evaluate a matching-focused proposal and The Short Term Shop alternatives analysis for the representation question. These are options to investigate against actual proposals, not equivalent packages or recommendations based on invented customer ratings. If you are considering BNB Accelerator, ask for its current signed scope and the same evidence register; an acquisition engagement does not automatically make the provider your property manager.
Complete the purchase cash worksheet, identify missing duties through the responsibility matrix, then discuss the purchase work you need covered. The crawlable comparison hub preserves the distinct canonical owners. Actual contracts and qualified legal, tax, insurance and lending conclusions govern; no return, permission or financing result is promised.
Compare evidence using one actual candidate
Ask for a redacted decision file for a property similar to your target. It should separate source records from estimates, explain rejected comparables and show the purchase cash needed when revenue is below the base case. Obtain current lender and insurance quotes rather than assuming an advertised rate or projected revenue will qualify the deal. Confirm the legal-use question for the exact parcel with the appropriate local authority and advisers.
A contract-to-close responsibility map
Put a name and due date next to representation, inspections, title, financing, permit questions and the closing funds schedule. Mark introductions separately from completed work. Before a contingency expires, record what has been verified, what remains uncertain and who has authority to accept the risk. The strongest fit is the proposal that covers your actual gaps with documented deliverables and a complete budget.

Are the two quotes buying the same level of delivered work? Use the written deliverables, intended ownership rights and the work your purchase team still needs.

Does this comparison establish a current price for Kleer Circle or STR Insights?
No. Request a current written quote for the exact product, market and property scope. Compare total purchase cash separately from provider fees.
Compare BNB Accelerator on the same evidence
BNB Accelerator helps buyers coordinate sourcing, underwriting and acquisition. Ask for current market coverage, a sample property memo and a written responsibility map. You approve the asset and fund the property purchase. Compare service fees separately from down payment, closing costs, inspections, furnishing and reserves. A useful acquisition engagement makes the decision evidence clearer; it does not eliminate ownership risk.
