If you are ready to buy a short-term rental, a deal-finding tool and an acquisition team solve different problems. STR Insights publicly offers a property-deals portal, data tools, one-on-one analysis and a done-for-you acquisition-and-launch pitch. BNB Accelerator describes an acquisition-to-launch engagement. The useful comparison is not whose projected revenue looks larger; it is which person will verify the address, own each contract deadline, negotiate through the licensed representative, build the launch budget and hand off operations. Choose the level of help before you make an offer, then make both firms test the same property and cash limit.
BNB Accelerator publishes this comparison and has a commercial interest as an acquisition provider. This is document-based analysis, not firsthand testing, a verified customer-experience review, independent ranking or endorsement. Public descriptions do not verify either firm’s signed scope; no actual BNB engagement agreement was inspected for this page. Ask both providers for the applicable written terms.
First choose the STR Insights product you are comparing
STR Insights' property-deals portal advertises listing feeds, nearby STR comparisons, filters and pro formas, with a DIY or done-for-you choice. Its software page separately describes a custom Property Finder service and introductions to specialist realtors and lenders. Its acquisition page goes further, describing market and deal selection, analysis, inspection, negotiation, design, listing and operations support. Those pages describe different levels of assistance. Do not assume portal access buys transaction execution, or that a Property Finder consultation includes everything on the turnkey page.
BNB Accelerator's published process describes sourcing, underwriting, negotiation, transaction coordination and launch with local partners. It is an acquisition engagement, not a software subscription, lender or property-management contract. Ask both firms for a current agreement identifying the exact service tier, licensed agent, deliverables, fees and exit terms. Public marketing does not establish what is included in your own agreement.
Choosing between a deal feed and hands-on STR purchase help? Book a BNB Accelerator call with your financing ceiling and one candidate listing; ask us which acquisition work we would actually perform.
| Buyer task | STR Insights public paths | BNB Accelerator public process | Evidence to request |
|---|---|---|---|
| Find candidates | Portal/feed or one-on-one search | Team-led sourcing | Search markets, budget band, property criteria and number of deal reviews |
| Test revenue | Comparable data and pro forma; higher-touch analysis advertised | Property underwriting before an offer | Comparable addresses, adjustments and downside case |
| Contract and close | Turnkey page says negotiation; other offerings may be data/consulting | Negotiation and transaction coordination with partners | Named licensed agent, written roles and contingency calendar |
| Launch | Turnkey page advertises design, listing and operations support | Launch coordination and manager/co-host introductions | Furnishing budget, vendor scope, operator and opening checklist |
This distinction is material if you have already found a property. Paying only for data can be sensible when you have a strong buyer agent, underwriting discipline and launch team. Buying an acquisition engagement can be sensible when those gaps could change the price, contingencies or closing decision. The agent-versus-acquisition guide separates licensed representation from advisory work; neither vendor's branding replaces that distinction.
Resolve the representation and negotiation boundary before an offer
A buyer should not infer legal representation from the phrase 'done for you.' STR Insights' current acquisition page says its process includes negotiation. An older conference-offer page on its site states that the consulting offer is not broker or negotiation service. The older disclaimer may apply only to that offer, not today's acquisition engagement. Treat the difference as a reason to obtain current written terms, not proof of a deficiency. Ask: Who drafts or presents the offer? Who holds the real-estate license where this home is located? Who advises on contingencies? Who can request seller documents and credits? Who is paid by the seller, buyer or referral partner?
Put a name beside each transaction task, including permit verification, financing approval, insurance binding, inspection objections, appraisal response and deposit release. If an adviser supplies only an analysis and a property list, the buyer and agent still own the transaction. If an acquisition team coordinates those tasks, confirm the exact handoffs and deadline owner. No service can guarantee a permit, financing or accepted offer. Use the permit-transfer checklist and seller-financials guide before relying on a marketed STR income number.
Compare one property, not two sales decks
Give both firms the same address, financing preapproval, cash available for down payment and launch, target operating model and latest possible opening date. Request a written purchase memo with: legal-use evidence for this parcel; seller booking and payout records if it is operating; a comparable set with exclusions explained; operating expenses and management fees; lender and insurance assumptions; furnishing or renovation bids; contingency dates; and a maximum offer under a lower-revenue case. Separate sourced facts from estimates. A platform's pro forma is a useful lead, but it is not proof that the seller's license transfers or that a lender will count forecast Airbnb income.
Illustrative only: suppose a candidate costs $600,000, needs $95,000 at closing and another $55,000 to furnish, insure and reserve. If the buyer has $130,000, the $20,000 shortfall is a stop sign before arguing about a few percentage points of forecast revenue. It is not either company's fee, performance or a market statistic. Ask whether the scope includes identifying that gap, obtaining qualified quotes and revising the offer. Then run the address through the all-in cash framework and downside test.
Also model the first operating year. STR Insights says its higher-touch path includes operations support; ask whether that means systems setup, a manager referral, ongoing guest service or a separately paid contract. BNB Accelerator introduces buyers to local managers or co-hosts but does not itself become the property manager. Obtain a real operator quote and confirm who signs it, who responds to guests and who covers emergencies. Do not capitalize tax savings or assume passive income to rescue an otherwise weak deal; those are fact-specific questions for independent advisers.
Original purchase work sample: change the candidate, not just the sales deck
Ask each team to respond to the same invented discovery: the candidate's included furnishings are different from the inventory used in the model. This is a decision exercise, not an allegation about any seller or provider. Request a short revised memo rather than another headline return estimate.
| Response | Record to request | Buyer decision right |
|---|---|---|
| Establish the difference | Written conveyed inventory, excluded items and source/date | Accept or dispute the factual assumption before approving costs |
| Rebuild the launch scope | Distinct replacement, installation and disposal quotes | Approve vendors and spending; exclude items already budgeted |
| Revise the model | Opening payment dates and separate revenue/readiness assumptions | Reject a candidate dependent on unavailable capital or unsupported launch dates |
| Assign the transaction response | Named licensed representative, counsel where needed and valid deadline | Authorize a supported request, extension or other available response |
| Define service continuation | Agreement clauses for more analysis, a rejected candidate and fee treatment | Decide whether to continue under actual terms, not presumed refund rights |
Complete that sample for BNB as well as STR Insights. A consultant may explain a change while a licensed agent handles the seller request and a separate vendor performs installation. A higher-touch proposal may coordinate more of this sequence, but unseen contracts have not been checked here. Request the exact exclusions and payment trigger for each task. A brochure promise does not authorize a contingency release or create a cancellation right.
Worked service-fee bridge: credited money is not a second invoice
Entirely fictional figures, not either provider's price or refund policy: Assume $280,000 accessible funds and a $260,000 complete purchase/launch allocation. The latter includes a stipulated $12,000 total service fee and $35,000 retained operating cash. Suppose $4,000 of that service fee is paid before the property is selected and credited against the same $12,000 fee. After payment, cash is $276,000 and remaining allocation is $256,000. The outside margin stays $20,000; do not charge another full $12,000 or add the paid $4,000 again.
If the inventory change genuinely requires a distinct $9,000 purchase/install expense, total allocation becomes $269,000; after the credited payment, remaining allocation is $265,000 against $276,000 cash, leaving $11,000. Keep the $35,000 reserve once. If that $9,000 is already covered by a quote in the original allocation, there is no additional amount to add.
For a separate rejected-candidate case, suppose the fictional upfront $4,000 has been spent, is not credited to the next engagement and cannot be recovered under its actual terms. If a new proposal independently requires the same $260,000 allocation, $276,000 cash leaves $16,000 outside it—not $20,000. This does not assert either firm's refund terms or justify buying the first property to avoid a sunk fee. Replace each assumption with the signed agreement and cleared payment evidence; pending refunds are not spendable cash. Use the purchase cash worksheet and the service-tier contract questions.
Fair alternatives depend on the missing purchase work
STR Search's public matching description makes it a research option for property-matching and analysis assistance; use the STR Search comparison to examine actual scope rather than adopt advertised outcomes. The Short Term Shop's local-agent description makes it an option to investigate for a representation-led path; see the direct comparison. These sources were checked October 7, 2026. Confirm address coverage, availability, professional roles and current terms directly.
Independent specialists can also fit a buyer who already directs the purchase and accepts coordination work. Neither named alternative is an interchangeable substitute for every portal or launch package. The STR Insights alternatives owner compares buying paths; the crawlable comparison hub connects the existing provider answers. Choose based on delivered work and funded responsibilities, not an invented review score.
Make a purchase decision with clear stop rules
Proceed with a software or deal-feed route if you can independently validate the address and already have licensed representation, capital and an operating team. Proceed with either higher-touch acquisition service only when its current written scope, conflicts, total fees, named transaction roles and sample work product withstand the same-property test. STR Insights does not publish a single current, comparable price for all of these paths on the cited pages; BNB Accelerator's buyer-paid terms also need a current written proposal. Ask about payment triggers, cancellation, number of properties and markets covered, whether service continues if the first property fails diligence, and vendor or referral compensation.
Renegotiate if the scope leaves critical work unassigned or the model needs a lower price or seller credit. Delay an offer under an appropriate contingency while permits, financing, insurance, seller records or launch bids are unresolved. Reject the property if its conservative operating case fails after full acquisition and launch cash, no matter which firm's tools discovered it. If the buyer lacks the time to execute a DIY search, do not buy a software subscription and call the acquisition problem solved. If the buyer already has a strong transaction and launch team, do not pay for overlapping help without a specific incremental deliverable.

Frequently asked questions
Is STR Insights only an STR data tool?
No. Its public pages describe a deal portal, software and a higher-touch Property Finder/acquisition-and-launch service. Confirm which tier, tasks and terms you are considering.
Does STR Insights negotiate an STR purchase for buyers?
Its current acquisition page describes negotiation, while an older special-offer disclaimer excludes broker and negotiation services for that offer. Ask for the current agreement, the named licensed agent and the exact negotiation role before relying on either page.
Which is cheaper for a purchase-ready STR buyer?
The cited pages do not establish comparable current total costs. Request written service fees, agent and referral compensation, launch costs and year-one operating fees, then compare on one address.
