What is different

Why buyers choose us

We are paid by you, not the seller

We hold no inventory and take nothing from the sell side, which is what makes “don't buy this one” a sentence we can afford to say.

98% of what we screen gets killed

Over 1,000 listings reviewed a week, underwritten against hand-picked comparables. You see the few that survive, with the full model attached.

The tax outcome drives the purchase

Price point, closing date and management structure are set against what the deduction needs to do, with AE Tax Advisors handling the tax work as an independent firm.

Questions buyers ask

Is BNB Accelerator better than The Short Term Shop?

Neither is better in the abstract, because they are different services. The Short Term Shop is a specialist brokerage that represents you in a transaction across 20-plus markets. BNB Accelerator is a done-for-you acquisition service that underwrites, negotiates, and launches the property around a tax position. If you want breadth of market coverage and agent representation, they are the stronger fit. If you want the work done for you and the purchase structured around a deduction, we are.

Does The Short Term Shop cost anything?

Brokerage services are customarily compensated through the transaction commission, typically from the seller side, so buyers generally do not pay a separate fee. Verify the current arrangement directly with them. Our engagement is paid by the buyer, which is what allows us to be paid for telling you not to buy something.

Who is Avery Carl?

Avery Carl is the founder and CEO of The Short Term Shop, a Wall Street Journal Top 100 agent, and the author of Short-Term Rental, Long-Term Wealth and Smarter Short-Term Rentals. She built a personal portfolio of more than 250 doors and hosts The Short Term Show podcast.

Can I use both The Short Term Shop and BNB Accelerator?

Not on the same property, since both would be performing the acquisition role. Some investors use a specialist brokerage in markets outside our eight states and work with us where we operate. There is no conflict in that arrangement.

Which one is better for a first short-term rental?

It depends on what you want to learn. Working with a specialist agent leaves more of the analysis with you, which is valuable if you intend to build the skill. A done-for-you acquisition removes most of that learning curve, which is the point if your constraint is time rather than interest.
