The nine steps, in the order that works
1. Decide what the business is for
Cash flow, tax offset, appreciation, or a place you also want to use. These pull in different directions. A property optimized for personal use is rarely optimized for revenue, and personal use days can affect the tax treatment. Decide before you shop, and see personal use days if you want to use it yourself.
2. Talk to a CPA before you talk to a realtor
If part of the point is a deduction against W-2 or business income, the tax conversation determines your price range, your closing deadline, and your management structure. Doing this after you are under contract means working around decisions you have already made.
3. Get financing pre-approved for the right product
Conventional investment, second home, DSCR, or portfolio. Each has different down payment, rate, and occupancy requirements, and a second home loan carries occupancy conditions that restrict how you can rent. Full breakdown in short term rental financing.
4. Choose the market before the property
Regulatory stability, proven demand, revenue-to-price ratio, and seasonality shape. A great property in a market that bans short stays next year is a bad investment. Method in short term rental market analysis, and check regulations before you buy.
5. Form the entity, if you are forming one
An LLC provides liability separation and does not, by itself, change your federal tax treatment for a single-member entity. Some lenders will not lend to an LLC on residential terms, which is why this decision has to happen alongside financing rather than after it. See LLC for a short term rental.
6. Underwrite the specific property

7. Close, then furnish deliberately

8. Set up operations before you go live
Cleaner, backup cleaner, maintenance contact, dynamic pricing tool, smart lock, message automation, and STR insurance. A booking that arrives before the cleaner is confirmed is how a first review gets ruined.
9. List, price to fill, then optimize
New listings have no review history and no ranking signal. Most operators price 15 to 25 percent below target for the first several bookings to build reviews and occupancy signal, then raise. See the first 90 days.
The two decisions you cannot easily undo
The loan product and the management structure. Refinancing costs money and takes months. Breaking a management agreement can carry a termination fee, and mid-year changes to who does the work can complicate a material participation position for the year. Both should be settled before closing.

A realistic timeline
Doing it yourself, from decision to first booking, three to six months is normal. Most of that is not closing, it is sourcing: analyzing properties, losing offers, and re-underwriting. With acquisition handled for you, about 45 days is achievable because sourcing, financing, and furnishing planning run in parallel instead of one after another.
The tax layer, briefly
If the business is partly meant to reduce a tax bill, three conditions have to hold together: an average stay of seven days or less, material participation under one of the IRS tests, and a loss large enough to matter, which usually requires a cost segregation study.
