Do not confuse sourcing volume with deal quality. The same house may appear across several channels, and an estimated-revenue badge does not make it a separate opportunity. Keep one record per address with source, ask price, seller claims, documentation received, and the next fact needed to advance it.

First confirm the exact parcel and intended STR use with the responsible local authority, including license availability, occupancy limits and any ownership-change requirements.
