How to Furnish an Airbnb for Maximum Bookings

Furnishing is where new short-term rental owners most reliably lose money, and they lose it in both directions. Some underspend, buy apartment furniture for a $900,000 cabin, and wonder why the photos do not convert. Others overspend on things guests never notice while skipping the two amenities the search filters actually use.

Here is a framework that allocates the budget where it earns.

Budget ranges that hold up

Working numbers from properties we have furnished:

  • Two-bedroom condo or cottage: $12,000 to $20,000
  • Three to four-bedroom house: $20,000 to $35,000
  • Five to six-bedroom with amenity spaces: $35,000 to $60,000
  • Large luxury cabin, game room, theater, outdoor living: $60,000 to $120,000

A simpler heuristic for mid-market inventory is 6% to 10% of purchase price. On the $975,000 average Sevierville cabin, that is $60,000 to $95,000, and that is not extravagance. A nine-bedroom cabin that sleeps twenty-six needs seating for twenty-six, a dining setup for twenty-six, and enough bathrooms staged to look like the property can absorb that many people. Bedroom count is what gets you into the search results. Shared space is what closes the booking.

The spend priority order

If the budget gets tight, cut from the bottom of this list, not the top.

1. Beds and mattresses. Sleep quality is the most-mentioned item in negative reviews and it is the one thing you cannot fix with a photo. Quality mattresses, quality pillows in two firmness options, white hotel-grade linens, and a mattress protector on everything. White linens are not a style choice, they are an operations choice: they can be bleached, replaced individually, and photographed convincingly.

2. The hero amenity. Every market has one thing guests filter for. Hot tub in the Smokies and Broken Bow. Pool in Scottsdale and Florida. Ski storage and a hot tub in the Poconos. Get the hero amenity right before anything decorative.

3. The primary photo space. One room carries your listing thumbnail, and the click-through rate on that image determines how much traffic everything else gets. Usually the great room or the exterior with the amenity visible. Concentrate design budget there. More on this in Airbnb photography tips.

4. Group capacity in shared spaces. Dining seating for full occupancy, living room seating for full occupancy, and enough counter and prep space that a group can actually cook together. Large-group properties fail here constantly.

5. Kitchen depth. Two sets of everything, a real coffee setup with drip and pods, sharp knives, a full-size cookware set, and serving dishes. Guests notice a kitchen that cannot support the number of people the listing says it sleeps.

6. Outdoor living. In most of our markets this is the differentiator. Comfortable outdoor seating, a fire pit, string lighting, and a grill that works. It photographs well and it is where guests spend their evenings.

7. Differentiators. Game room, bunk room, theater room, arcade, putting green. These earn premiums in large-group markets and are close to irrelevant in urban corporate markets. Match to the guest, not to your taste.

What to skip

Expensive art. Guests do not book on art. Buy reasonable large-scale pieces and put the money into beds.

Delicate anything. Glass-topped tables, white upholstery, high-pile rugs, and anything with an exposed finish will not survive the second summer. Every piece should answer the question of what happens when a twelve-year-old spills grape juice on it.

Personal decor. Family photos, religious items, political anything, and taxidermy all narrow your audience. Neutral does not mean bland, it means non-excluding.

Over-theming. A light theme consistent with the market reads as intentional. A heavy theme reads as dated within two years and expensive to unwind.

Operational choices that save real money

Buy in multiples. Identical nightstands, identical lamps, identical shower curtains across the property means replacements are one order rather than a scavenger hunt. Nothing about a short-term rental should be irreplaceable.

Standardize linens across every bed of the same size, and keep three full sets in rotation per bed. Turnover crews cannot work efficiently sorting mismatched inventory, and back-to-back same-day turns depend on having clean sets staged. See turnover systems that scale.

Build the consumables list on day one: paper goods, coffee, dish and laundry detergent, trash bags, soap, and first-aid supplies, with a par level for each and a standing reorder. The cleaner should never be deciding what to buy.

The depreciation angle

Furniture, appliances, window treatments, decorative lighting, and equipment generally fall into short depreciation classes rather than the building's 27.5 or 39-year schedule. That is part of why furnished short-term rentals are unusually strong cost segregation candidates: the property comes with a large pool of short-life property built in.

Two practical consequences. Keep every receipt, itemized, with the placed-in-service date. And do not skimp on the furnishing package on the theory that it is a sunk cost, because a meaningful portion of that spend is recovered through the tax treatment in a way that the structure of the building is not.
