An STR purchase during temporary leave may be possible, but the closing decision needs more than your usual annual salary. Have the actual investment lender assess the leave income, documented return and first-payment timing, then separately confirm the cash available for furnishing, opening and household needs. This guide is for a buyer choosing whether to close in the next six months—not a reason to rush back to work or promise immediate Airbnb revenue. Book a call to compare STR purchases against your lender-reviewed leave timetable and funded launch plan.
Start with the actual investment-loan scenario
Tell the lender the proposed price, truthful rental use, available funds and relevant current income facts. Ask which product accepts the property and how the current employment file will be reviewed. A primary-home mortgage example does not establish an STR investment approval, and a preapproval prepared using normal pay is not automatically the operative budget during reduced pay.
Distinguish remaining employed on temporary leave from starting a new job, an employer-mandated furlough or a permanent reduction in hours. Those are not interchangeable income cases. Use the job-change purchase guide when the employer or employment contract changes. The decision here is the interaction between an existing employment return, the first loan payment and cash used by the STR acquisition.
Do not ask the acquisition team to interpret medical records or employer systems. Obtain lender-confirmed search parameters and a feasible financing calendar through secure channels. Request a list of missing evidence and the responsible reviewer. Your willingness to buy does not establish which income is accepted, and a seller's preference for a fast settlement does not settle the documentation question.
Put the first payment and regular-pay return on one calendar
For applicable loans, Fannie Mae's current temporary-leave guidance calls for leave and regular-income evidence, return confirmation and employment verification. Returning by the first payment can permit regular income; a later return uses the lower relevant income, potentially supplemented by eligible liquid funds after transaction commitments and required reserves. The supplement spans the rounded-up months until regular income resumes, and total qualifying income cannot exceed regular income. Employer-mandated furloughs are outside this temporary-leave category. Lenders must not ask currently non-leave borrowers about intended future leave. Have the actual lender apply current requirements to your file.
Ask for separate dates: settlement, first payment, return to work and receipt of regular pay. These may not all fall in the same month. Obtain the lender's actual calculation and conditions rather than moving a projected date to make the worksheet look better. If the employer's documented return and your expected pay restart differ, resolve the discrepancy with the responsible professionals.
| Calendar item | Purchase question to resolve |
|---|---|
| Closing and financing-protection deadlines | Can the required review finish while the buyer still has agreed protection? |
| First required loan payment | Which dated loan scenario did the lender evaluate? |
| Documented employment return and regular-pay restart | Does the accepted case match the actual schedule? |
| Furniture deliveries and expected opening | What spending is due before reliable operating receipts exist? |
An extension may change a relevant loan date, lock cost, possession and launch schedule; it is not a universal qualification fix. Request the actual revised case and written contractual agreement before relying on it. Keep health, family and employment choices independent of pressure to preserve a particular listing.
Test the purchase cash against the temporary-income bridge
Illustrative loan worksheet, not a lender offer: regular qualifying pay is hypothetically $10,000 monthly, leave pay $4,000, verified liquid assets $240,000, and transaction commitments plus required reserves $222,000. Assume the lender's applicable interval to regular pay is three months. Remaining eligible funds are $18,000; the constructed supplement is $6,000 monthly, taking the combined figure to $10,000. Actual eligibility and deductions require lender review.
If the same purchase consumes another $12,000 of transaction funds, only $6,000 remains in this example. Divided across three months, it adds $2,000 to leave pay, producing $6,000 rather than $10,000. Those arithmetic figures do not translate into a published maximum property price; have the lender reassess the actual payment and obligations. The important distinction is that allocating more cash to close can change the accepted income case.
Now evaluate launch liquidity independently. Suppose furnishings and opening expenses require another illustrative $35,000 before any guest receipts. The original $240,000 less $222,000 leaves $18,000, already $17,000 short of that launch expense before separately addressing household needs. Loan-worksheet liquid support does not create extra money. A qualifying file can still describe an unfunded STR opening.
Do not imply that all loan reserves can immediately be spent, or that mathematical supplementation is a new paycheck. Ask which balances must remain and which spending changes the accepted scenario. Use the purchase-and-launch cash planner to identify commitments rather than assuming the same $18,000 supports qualification, furniture, household living costs and an operating cushion.
Compare a genuinely lower-cash property, a lender-reviewed later closing, authorized independent funding or waiting. For each, update the whole calendar and downside budget. A different loan might be available, but obtain actual terms before replacing the existing case; neither a larger deposit nor a different loan label automatically resolves both qualifying income and launch cash.
Keep contract protection and a delayed opening in the comparison
Before offering, request the lender's accepted search range, remaining conditions and realistic document-dependent closing date. Before financing protection expires, obtain a current update. Ask your licensed agent and qualified counsel about appropriate timing provisions or extensions; this page does not provide state-specific contract language or promise recovery of an earnest-money deposit.
If closing moves, confirm seller possession, furniture orders, vendors and any bookings independently. Avoid nonrefundable launch commitments while material financing dates remain unresolved. A ready-looking listing does not prove that its permissions, reservations or payout accounts will transfer. The STR purchase-to-launch timeline addresses the broader handoff.
Test a period with no reliable property receipts alongside actual household leave spending. Include full housing payments, insurance, management and setup commitments without counting optimistic bookings as cash due at closing. The downside framework evaluates the property independently of the income used to qualify.
Ask what happens if documented regular pay resumes later than the scenario assumed. Do not invent a new return date or treat a hoped-for employer arrangement as confirmed. Revisit the acquisition when current evidence changes. The choice is whether this purchase and launch remain executable, not whether a temporary leave should be shortened to buy a specific house.
Decide whether this STR should close now
Proceed when current-file income, dates and funds have been reviewed by the actual lender, contractual deadlines are feasible, and household plus launch cash remains adequate under downside conditions. Renegotiate price or timing when a documented change resolves a particular funding or calendar problem and the revised lending response supports it. Compare another candidate when its lower total cash need creates a genuinely executable opening.
Delay while return evidence, accepted income, the first-payment scenario or the launch budget remains unresolved. Reject a plan requiring concealed current income facts, an invented employment date, double-counted reserves or bookings to fund required settlement cash. A legitimate employment leave does not itself make a property unsuitable, but an unfunded acquisition remains an acquisition problem.

Frequently asked questions
Does temporary leave automatically prevent buying an STR?
No automatic conclusion follows. Have the actual investment lender review the income, evidence, dates and funding for this purchase.
Why compare my return date with the first loan payment?
Those dates can affect the lender's accepted scenario. Confirm the actual timeline rather than assume normal annual salary establishes the current buying range.
Can extra cash used at closing solve every leave-period issue?
Not necessarily. Re-review qualification and remaining launch liquidity together after any changed allocation.
Should I rely on immediate Airbnb income while leave pay is reduced?
Do not use hoped-for bookings to hide a closing or launch gap. Stress-test household and property cash separately before committing.
