A job change does not automatically end your STR purchase, but an approval based on the old job is not proof that the new file will close. Tell your lender before relying on that approval, have it reassess the pay and documentation, and match the purchase timeline to the actual financing path. Do not assume an offer-letter program advertised for a primary home applies to an investment STR. Book a call to keep your STR search inside a lender-confirmed budget during a job transition. BNB Accelerator can coordinate the acquisition decision; only the lender can confirm loan eligibility.
Requalify the STR purchase using the job you will actually have
Chase's job-change mortgage guidance explains that timing, job type and pay structure affect approval and that lenders may need updated documentation and employment verification. This is a general lending explanation, not an STR-product commitment. Send your actual lender the departure date, new start date, compensation terms and any employment conditions. Ask which income it will use for this investment-property purchase.
Compare the income components rather than the advertised compensation package. A new role with a larger target bonus may have less fixed pay than the old job. Ask whether salary, commissions, bonuses or equity compensation are eligible under the chosen product and what supporting history is required. Do not calculate buying power using a hoped-for bonus or unvested award simply because it appears in an offer letter.
Illustrative only: an old position pays $12,000 monthly salary; a new position offers $9,000 salary plus a target annual bonus. If the lender initially accepts only the $9,000 base, the qualification file has changed even if target annual compensation is higher. The acquisition team should use the revised approved ceiling, not keep touring at the old ceiling until underwriting objects. Our STR preapproval guide covers the initial approval; this is the change-control step after employment changes.
Do not borrow a principal-residence offer-letter exception for an STR
Fannie Mae's employment-offer guidance distinguishes a path where a paystub is obtained before loan delivery from a path without a paystub before delivery. The latter is limited to a one-unit principal-residence purchase using fixed-base income, with other conditions. It is not an investment-property exception. Ask the lender which documented path is available for your intended STR occupancy and timing; do not interpret this as a blanket ban on all new-job investment loans.
For example, a planned STR closing two weeks before a new job starts may need a different lender-approved sequence than a primary-home purchase shown in an online example. Obtain written answers about when a paystub must exist, whether an executed offer is sufficient for any stage, what employment confirmation is required, and the lender's delivery and closing requirements. Do not assume you can close first and supply evidence whenever convenient.
The Fannie Mae employment-verification topic also makes employment review part of the lending process. A prior approval letter does not remove current-file verification. These primary sources were checked October 6, 2026. Loan programs, lender overlays and the facts of your employment control; BNB does not set an employment waiting period or guarantee approval.
Put the job transition on the STR contract calendar
| Milestone | Evidence to obtain | Purchase decision affected |
|---|---|---|
| Before offers | Lender review of new pay and employment dates | Maximum price and viable financing path |
| Before financing protection expires | Current approval conditions and document availability | Proceed, seek a written extension or stop within protections |
| Before closing instructions | Lender confirmation that employment conditions are satisfied | Whether the proposed settlement date is realistic |
| Before launch spending | Closed purchase and accessible remaining funds | Whether furnishing and opening commitments are funded |
Illustrative timing conflict: the contract's financing review ends on the 12th, the job starts on the 20th, and the first paystub will not arrive until the following month. An employment letter does not automatically resolve that sequence. Ask the lender for a realistic document-dependent date, and ask your agent and counsel about a written extension or other contract options before the deadline. A hoped-for extension is not an extension.
Include rate-lock expiration, any extension charges and the launch schedule in the revised cash plan. A delayed closing can change when the seller can deliver possession and when contractors or furnishings should be ordered. Avoid making nonrefundable opening commitments while the financing date is unresolved. See the purchase-to-launch timeline for coordinating the property handoff.
Evaluate a different loan only as a complete new purchase case
A DSCR alternative may shift attention toward property rent, but it is not an automatic emergency replacement for a wage-based approval. Ask a real lender whether it accepts this borrower, property, intended rental use and ownership structure. Obtain an actual quote, required cash and reserves, appraisal conditions, any personal guarantee and realistic closing date. Our conventional-versus-DSCR comparison is a starting framework, not proof that switching is possible on your deadline.
Illustrative only: a replacement quote needs $20,000 more at closing and adds $350 to the monthly mortgage payment. Re-run the purchase-and-launch cash plan and the STR downside model with those changes. A buyer who solves income documentation by exhausting launch cash has not solved the acquisition risk. Evaluate whether a lower price or a different property works, rather than accepting expensive financing simply to preserve the original listing.
Keep your household income transition separate from the property's bookings. A furnished property does not guarantee immediate receipts, and seller reservations may not become your revenue. Stress-test an employment gap and a slow STR opening together. Qualification is one gate; conservative deal economics, legal rental permission and launch liquidity remain separate gates.
Proceed, renegotiate or delay the STR purchase from current evidence
Proceed when the lender confirms the actual employment file, all material conditions can be satisfied on the approved timeline, and the independently underwritten property still fits. Renegotiate price or timing when a documented financing change alters cost or readiness. Delay the search or seek a properly documented contract extension while required evidence is unavailable. Reject a financing route that depends on concealing a job change or misstating occupancy; reject a property if its economics no longer work under the available loan.
Prepare a one-page acquisition update: confirmed income treatment, lender's remaining conditions, revised cash to close, retained launch reserves and realistic closing date. You do not need to give an acquisition team your employer portal credentials or complete private account access. Share necessary lender-confirmed parameters through secure channels. Book a call to re-screen STR candidates against your updated financing and timeline.

Frequently asked questions
Does changing jobs automatically prevent an STR purchase?
No automatic conclusion follows. The lender must review the new employment, eligible pay and documentation under the actual investment-loan product before you rely on the old approval.
Can a primary-home offer-letter loan exception finance my investment STR?
Do not assume so. Fannie Mae's path without a paystub before delivery is limited to specified principal-residence purchases. Ask the lender for an eligible route using your truthful intended occupancy.
Will a higher target bonus increase my STR buying power?
Not necessarily. Ask which pay components the lender accepts and what history and evidence it requires. Use the revised confirmed budget rather than total target compensation.
Should I switch to DSCR financing if my job change delays approval?
Compare a genuinely available quote, cash requirement, payment, property conditions and timeline. Switching only helps if the entire purchase and launch remains viable.
