Should you buy a mixed-use building with STR apartments?

Consider the purchase only after underwriting the commercial tenant and STR apartments as two separate income sources supporting one building. A storefront's rent does not automatically make the upstairs Airbnb safer, and an STR mortgage quote may not cover the whole mixed-use property. If you intend to buy within zero to six months, verify the exact financing, leases, guest-use permissions and cash needed when either income stream weakens before choosing an offer price. Book a call to compare this mixed-use STR purchase with a residential-only candidate. Confirm BNB Accelerator's scope for a whole-building commercial component before assuming the acquisition service covers it.

Define the whole-building purchase and its financing lane

First establish what the deed conveys: the entire building with leased commercial space and residential apartments, or an individual residential condominium in a mixed-use project. These are not the same purchase. Obtain the title description, unit layout, lawful uses, occupancy documents and existing leases. A listing labeled residential, mixed-use or Airbnb-ready does not settle collateral eligibility or the right to host guests.

For the entire building, give lenders the commercial and residential floor areas, actual uses, rent roll, STR history or proposed launch plan and ownership structure. Ask whether that exact mix is eligible before comparing rates. Request the lender's treatment of each revenue source, appraisal approach, required buyer cash, guarantees, loan maturity, amortization and reserves. Do not adopt a generic commercial-space percentage or STR-income haircut from an online article as every lender's rule.

Fannie Mae's mixed-use property criteria require a one-unit principal residence, a borrower who owns and operates the business, predominantly residential character and no modification adversely affecting residential marketability. An absentee investor buying a storefront leased to another business with STR apartments above should not assume that provision approves the purchase. This is a specific program boundary, not a statement that no lender finances mixed-use investments.

The OCC's commercial real-estate overview includes acquisition lending and financing of income-producing property held for lease. Use that distinction to ask the proposed lender which lending category and actual terms apply, not to infer a minimum down payment or approval. If a loan matures before its payment schedule would repay the balance, model the payoff or refinance dependency separately; do not assume the amortization period is the loan term.

Read the commercial lease as part of what you are buying

Request the executed commercial lease, amendments, payment history, deposit record and documentation of any concessions. Have qualified local counsel identify the rights and obligations that affect the purchaser. Ask about expiration, renewal options, termination provisions, assignment, purchase options, landlord work and disputed payments. Do not treat an asking rent as collected income or assume a sale removes an existing tenant's rights.

Lease evidencePurchase decision it can change
Remaining term and renewal rightsHow soon must the buyer fund a vacancy or negotiate a new tenancy?
Collected rent, concessions and arrearsIs the advertised commercial income actually recurring?
Expense and repair responsibilityWhich taxes, utilities, insurance or maintenance remain with the buyer?
Landlord work and tenant improvementsWhat cash obligation is acquired in addition to the purchase price?
Access, parking and permitted tenant activityCan the commercial operation coexist with the intended guest use?

Where appropriate, ask counsel about obtaining a tenant estoppel or other confirmation of the relevant lease facts. Compare it with the seller's ledger and actual receipts; resolve conflicts before relying on the income. Do not assume a net-lease label transfers every building expense. Map each cost to the actual document and responsible party, including circumstances when the tenant's obligation may stop or collection may fail.

If the storefront lease expires soon after closing, price the purchase around that known rollover. Ask a qualified commercial broker for evidence relevant to replacement tenants, proposed lease terms, concessions and setup costs. Those estimates are not signed income. A renewal discussion without enforceable documentation is a scenario, not a stabilized rent stream to capitalize into your offer.

Prove guest use and insurance for the actual combination of uses

Investigate permission for the specific residential units to operate as short-term rentals through the relevant local authority and qualified counsel. Ask how the proposed guest stays interact with the building's approved use and occupancy, any permit requirements, lease restrictions and private covenants. Commercial zoning below does not itself authorize transient lodging upstairs. Neither an existing Airbnb listing nor a seller's prior activity establishes the buyer's continuing permission.

Give the insurer a complete description of both the tenant's business and the intended guest stays. Request coverage and exclusions for the actual mixed-use arrangement, not a quote based on a residential-only description. Resolve whether the coverage available supports the loan and operating plan before committing. A commercial tenant's liability insurance should not be assumed to insure the buyer's building or upstairs STR activity.

Have appropriate professionals assess the shared access and systems that could change whether this acquisition works: guest entry through tenant-controlled space, conflicting parking rights, shared utilities and relevant occupancy or life-safety requirements. These questions matter here because they may prevent launch, require a negotiated lease change or create a purchase-budget obligation. Do not treat this as a generic inspection list or promise that a cosmetic renovation cures a use restriction.

Identify the evidence, cost, responsible professional and deadline for every unresolved dependency. If the buyer needs a tenant's agreement to provide guest access, obtain advice on an executable arrangement rather than assuming cooperation after closing. If units are already occupied, do not assume immediate vacant possession; use the tenant-occupied purchase framework for that separate launch constraint.

Test lease rollover and weaker STR receipts together

Build a reconciled property ledger: collected STR receipts less STR-specific expenses, collected commercial rent less commercial-specific expenses, then shared building costs counted once. Reimbursements must not appear both as extra net income and as an expense reduction. Separately show debt payments, initial setup and capital spending. Your planning cash flow is not necessarily the lender's underwriting income or your tax result.

Illustrative annual model only, not market rents or a return forecast: assume $60,000 STR receipts and $20,000 STR-specific expenses; $24,000 commercial rent and $6,000 commercial-specific expenses; and $18,000 shared building expenses. Income after these operating costs is $40,000. With $35,000 annual debt payments, the balance is $5,000 before income tax and any separately excluded capital or extraordinary costs.

Illustrative scenarioCommercial rentSTR receiptsAfter stated costs and debt
Base assumptions$24,000$60,000$5,000
Six months without commercial rent$12,000$60,000-$7,000
Same lease gap plus weaker STR receipts$12,000$48,000-$19,000

For this simplified stress test, all $44,000 of stated annual expenses and $35,000 of debt payments remain unchanged. A real model should distinguish fixed costs from costs that actually change with occupancy and tenant reimbursements. The point is to examine both losses together, not assume a busy upstairs rental automatically funds a vacant downstairs space.

Suppose, additionally and illustratively, a replacement tenancy requires $18,000 in improvements and leasing costs. That is a separate cash outlay, not included in the annual table. The combined stress case would require $37,000 for the modeled $19,000 annual shortfall plus that $18,000 outlay, before any other obligations. Do not count the same reserve as also available for STR furnishings or closing. Use a monthly schedule to locate the cash trough rather than expecting future rent to pay an upfront bill.

Compare those stresses with a residential-only STR candidate using the same buyer capital and conservative guest-revenue analysis. Apply the downside framework to both, and distinguish existing receipts from seller projections through the seller-proforma comparison. A higher combined gross figure is not enough to justify the mixed-use price or extra contractual obligations.

Make an offer that survives the commercial component

Proceed when the exact building and uses have a viable financing path, guest use and insurance are supported, the leases are understood, and buyer cash covers closing, launch and credible joint income stresses. Renegotiate when near-term lease rollover, documented landlord obligations or supported financing costs reduce the offer ceiling. Ask your broker and counsel whether price, credits, specific completed work or appropriate contract protections address the actual exposure; a seller credit does not create lawful STR use.

Delay when financing is based on a residential-only description, the tenant's rights are unresolved, or the insurance proposal excludes the planned stays. Reject a deal that depends on unapproved upstairs hosting, removing a tenant without a lawful path or treating speculative replacement rent as certain. An unresolved legal or access constraint cannot always be solved by paying less.

Take a one-page decision packet to the acquisition discussion: title and unit layout, lender feedback, lease obligations and rollover dates, guest-use evidence, actual insurance terms, cost allocation and the monthly cash trough. Book a call to compare a mixed-use STR acquisition against a simpler residential purchase. Confirm service coverage for the commercial component; bring a qualified commercial broker, lender, attorney and insurer into the transaction where needed. BNB Accelerator's acquisition discussion can help connect the property choice, underwriting, offer and launch budget within its agreed scope.

Frequently asked questions

Can I use a residential STR loan to buy apartments above a storefront?

Do not assume so when buying the entire mixed-use building. Have the lender review the exact collateral, uses, commercial lease and guest plan before relying on a residential loan quote.

Does commercial zoning make the upstairs apartments legal Airbnbs?

Not by itself. Verify the specific units' intended short-term guest use, occupancy, permits and private restrictions with the relevant authority and qualified counsel.

How should I combine storefront rent and STR revenue before offering?

Verify each income stream separately, subtract its specific costs, and count shared building costs once. Then test commercial vacancy and weaker guest receipts together, plus separately funded capital or leasing outlays.

What if the commercial lease expires soon after I buy?

Treat rollover as a purchase-budget risk. Verify renewal rights and obligations with counsel and model vacancy, concessions and replacement costs; an unsigned renewal or asking rent is not collected income.
