Acquisition Financing

Can you use an asset-depletion loan to buy an STR?

Potentially, through a lender program that actually permits your investment property and short-term-rental use. Asset-depletion qualification converts eligible assets into a qualifying income figure; it is not the same as borrowing against securities or taking a retirement-plan loan. Confirm the specific product before choosing an STR price range, because some asset-based methods exclude investment occupancy. Book a call to match STR candidates to a lender-verified asset-based purchase budget. BNB Accelerator can assess the acquisition; your lender and financial advisers must determine eligibility and suitability.

Verify investment-STR eligibility before running an asset formula

Fannie Mae's employment-related-assets income method specifies principal residences and second homes only. Do not apply that particular method to an investment STR. The page also points to other standard income categories; this restriction does not mean that every buyer with retirement or investment income is ineligible for a conventional investment loan. Ask the lender which actual income method and occupancy classification apply.

For a different-channel example, Andes Mortgage's asset-depletion page advertises non-QM investment-property options. Its general investment-property statement is not confirmation that every STR, state, property type or borrower is accepted. Ask for the current program's written permission for your intended short-term rental, borrower and title structure, property category and location. These primary sources were checked October 6, 2026; a marketing page is not a commitment to lend.

If the program requires second-home use while your actual plan is a dedicated rental, stop and find a correctly classified option. If no eligible product is confirmed, do not source at a price based on an inapplicable formula. Our rental-intent financing guide explains why truthful use matters. A better qualifying number does not justify a mismatched loan purpose.

Ask what the lender counts as assets and what it subtracts

Request an account-by-account worksheet, not just a statement that your net worth is sufficient. Ask which balances qualify, what access and ownership evidence is required, whether market-value discounts apply, and which amounts are removed for closing, debt payoffs and reserves. Ask how accounts already supporting documented distributions are treated. Do not count inaccessible assets, another person's account or a pledged balance without explicit lender acceptance.

The Andes page describes converting net eligible assets into monthly qualifying income and deducting transaction commitments before that calculation. Its advertised mechanics are an example, not an industry-wide rule. Get your own lender's divisor, minimum remaining balance, debt-to-income treatment and reserve policy. If the lender uses the words asset qualifier or asset utilization, ask it to explain the exact calculation rather than assuming the label identifies a standardized product.

Worksheet lineQuestion for the actual lenderBuyer consequence
Eligible account valueWhich account owners, access rights and asset classes qualify? Some net worth may not support approval
Valuation adjustmentWhat discount or deduction applies to each balance?Statement value may exceed usable qualifying value
Purchase commitmentsWhich down payment, costs, payoffs and reserves are removed?A larger down payment can reduce the qualifying asset base
Income conversionWhat divisor and calculation are used?Same assets can produce different qualifying income
Remaining liquidityWhat balance must remain and where?Approval may constrain how much you can spend on launch

Model the down-payment and qualifying-income tradeoff

Illustrative only, not any lender's program: suppose a lender accepts $1,000,000 of asset value after its account review. A hypothetical worksheet removes $150,000 for down payment, $20,000 for closing costs and $30,000 allocated to its reserve calculation. The resulting $800,000 divided by a hypothetical 120-month divisor produces $6,666.67 monthly qualifying income. You must use the real program's order of adjustments, divisor and rules; these figures are not eligibility, rate or approval estimates.

If the same hypothetical buyer increases the down payment by $50,000, the asset base falls to $750,000 and the calculated figure falls to $6,250. The mortgage payment may also decrease. The lender must compare both sides of the qualification, rather than assuming more down always solves the file. If the accepted base is instead $800,000 before the original $200,000 deductions, the result is $600,000 divided by 120, or $5,000. Small-looking eligibility assumptions can materially change the property budget.

Ask the lender to run at least two actual price-and-down-payment cases, then use their confirmed payments and cash needs in your acquisition model. Keep the qualifying-income figure separate from spendable monthly cash: a formula does not create deposits or prove that your existing financial plan can absorb the payment. Discuss account access, any withdrawals and retirement or investment-planning consequences with independent qualified advisers.

Compare asset qualification with rental qualification on the same STR

A DSCR loan tests a property-income relationship rather than this asset-to-income calculation, but it still has borrower, property, cash and product conditions. Compare a genuinely available DSCR quote with the asset-qualified quote for the same purchase price and truthful rental use. Ask which rent evidence the DSCR lender accepts, how the payment is calculated, and whether either quote depends on a different ownership structure or use restriction. See the DSCR purchase guide for that separate path.

Illustrative decision: the asset-qualified option supports the borrower but has a payment that fails the buyer's conservative STR forecast. The DSCR option requires stronger lender-supported rent or more cash than the buyer can commit. Neither is a win merely because one officer says the file is possible. A lower-priced candidate may work; an optimistic booking forecast is not a substitute for a sustainable purchase.

Set aside the full purchase-and-launch budget, including furnishings, repairs, opening delay and retained operating liquidity. Ask the lender how post-closing spending affects any remaining-balance requirement or conditions. A reserve asset accepted for underwriting may not be immediately accessible operating cash. Do not borrow against the same securities without disclosing it and obtaining a fresh lender review; asset qualification and a securities-backed advance are different arrangements.

Decide whether this financing supports the property you should buy

Proceed when the actual program confirms investment-STR use, the documented account worksheet supports approval, the remaining assets and cash fit your financial plan, and the property passes independent legal-use and downside underwriting. Renegotiate the price or down-payment structure when verified calculations reveal a fixable gap. Delay while account access, ownership, program acceptance or adviser review is unresolved. Reject a route that needs an inaccurate occupancy declaration, unacceptable asset depletion or assumptions the lender will not confirm.

Before an offer, obtain the selected product, current asset worksheet, lender-supported maximum purchase case, estimated cash requirement and remaining conditions. Give the acquisition team the verified search parameters rather than passwords or broad access to your investment accounts. Book a call to compare STR opportunities within your confirmed asset-qualified financing path. BNB can help assess price, legal rental use, launch cost and downside performance; it cannot certify accounts or approve lending.

Frequently asked questions

Can an asset-depletion mortgage finance an investment STR?

Potentially under a program that explicitly accepts your investment property and STR use. Fannie Mae's employment-related-assets method is limited to principal residences and second homes; other programs have their own eligibility rules.

Is asset qualification the same as taking a securities-backed loan?

No. Asset qualification uses accepted assets to calculate qualifying income. A securities-backed advance is borrowing secured by assets. Ask the lender to review any existing or proposed borrowing separately.

Does putting more down always improve asset-based STR qualification?

Not necessarily. More down can lower the payment but also remove assets from the qualifying calculation. Have the lender compare both effects under its actual program.

Is calculated asset income available for STR operating expenses?

The qualifying calculation does not create spendable income. Separately verify accessible cash, actual financial resources and reserves for closing, launch and downside operations.
