DSCR loans are the reason portfolio building is possible for people with ordinary personal balance sheets. They qualify the property, not the borrower, and that single difference removes the ceiling that conventional lending imposes.
How the ratio works
Debt service coverage ratio is projected property income divided by the full monthly obligation: principal, interest, taxes, insurance, and HOA dues.
A property projected at $6,500 a month against a $5,200 obligation produces a ratio of 1.25. Most lenders require 1.0 as a floor and price better above 1.20. Some will write below 1.0, generally at 30 percent down and a rate premium that makes it a last resort.
Note what is absent. Your salary, your debt-to-income ratio, your tax returns, and the number of financed properties you already hold. A physician with four mortgages and $340,000 of student debt and a self-employed founder with two years of aggressive write-offs are both perfectly financeable here, because neither fact is part of the calculation.
Which income the lender will actually use
This is where files fall apart, and it varies more between lenders than anything else.
- Operating property: trailing twelve month platform statements, ideally exported directly from Airbnb or Vrbo rather than a spreadsheet. Some lenders discount this by 10 to 25 percent.
- Conversion: a market data projection from AirDNA or a comparable source, or an appraiser's short-term rental income schedule. Not every appraiser will produce one, and it is worth confirming before you order.
- Conservative lenders: the lower of projected short-term income and the long-term market rent from Form 1007. This is the outcome that kills deals, because a cabin producing $110,000 a year short term might show $2,600 a month as a long-term rental.
Ask a prospective lender this question first, before anything else: which income figure will you use, and will you accept short-term rental projections? The answer determines whether a deal is financeable, and getting it in writing early saves several weeks.
The lender question that saves the deal
"For a property currently operating as a short-term rental, do you underwrite to trailing platform revenue, to the appraiser's short-term schedule, or to long-term market rent?" If the answer is long-term market rent, this lender cannot finance most cabin and beach properties at a workable ratio.

The prepayment penalty is the term people ignore and later regret. A five-year structure at 5 percent declining means selling or refinancing in year two carries a real cost. If there is any chance you refinance when rates move, negotiate the penalty down or buy it out at origination.
Rate premium is the other term worth negotiating rather than accepting. DSCR pricing is heavily driven by the ratio itself, so the difference between submitting a file at 1.18 and at 1.26 can be a quarter point or more on the rate for the life of the loan. That is often achievable by adjusting the down payment by two or three percentage points, which is a genuinely good trade if the capital is available. Ask the lender for their pricing tiers by ratio before you finalize the offer structure rather than after.
What gets files denied
- Insurance quoted late. Coastal wind and flood premiums can add $600 a month and push a 1.25 ratio to 0.98. Quote insurance in the first week of diligence, not the last.
- Tax reassessment ignored. Lenders underwrite the reassessed figure, not the seller's long-held bill. A doubling of property tax breaks the ratio.
- Ownership structure changed mid-file. Deciding to close in an LLC after underwriting began restarts the file. Settle the entity before you apply.
- Revenue documentation that is a spreadsheet. Lenders want platform-generated statements. Owner-prepared summaries get rejected.
- Condotel classification. Many beach condos with rental desks and hotel-like operations are ineligible for most DSCR programs. Confirm classification before contract.

Use conventional or second-home financing while your debt-to-income ratio has capacity, because the rate is better. Move to DSCR once the ratio tightens, typically at property three or four.
