How to Finance an Airbnb Investment Property

Financing is where most short-term rental purchases actually get decided. The property you can buy is a function of the loan you can get, and buyers routinely fall in love with a cabin before finding out that their debt-to-income ratio caps them $200,000 lower.

Six paths matter. Here is what each requires and where each breaks.

Conventional investment property loan

The default. Twenty to twenty-five percent down, six months of reserves, and qualification on your personal income and debt-to-income ratio.

The limitation is that most conventional underwriting will not credit projected short-term rental income. Some lenders will use a long-term market rent estimate from an appraiser's Form 1007, which is usually far below what the property will actually produce. You are qualifying on your W-2 while carrying the new mortgage as debt, which means each additional property gets harder rather than easier.

Good for property one and two. Poor for building a portfolio.

Second-home financing

Ten to fifteen percent down and better rates than investment pricing. Genuinely attractive, and genuinely constrained.

The property has to satisfy the lender's occupancy definition: a reasonable distance from your primary residence, suitable for year-round use, available for your personal enjoyment, and not subject to a mandatory rental management agreement that strips your control of the calendar.

Renting a second home short term is permitted under most second-home programs. Buying an investment property and calling it a second home when you never intend to use it is occupancy fraud. Lenders audit this, the penalty is loan acceleration, and it is not a gray area. If the property does not fit the definition, use investment financing.

DSCR loans

The most important product in this business, because it qualifies on the property rather than on you. The lender divides projected rental income by the debt service and requires a ratio above roughly 1.0 to 1.25.

No tax returns, no debt-to-income calculation, no cap on how many you hold. Twenty to twenty-five percent down, rates typically 0.75 to 1.75 points above conventional, and a prepayment penalty in most cases.

For a W-2 earner with a mortgage, student loans, and two conventional investment properties already on the books, this is frequently the only path to property number three. We cover the qualification detail in the DSCR guide.

Portfolio and local bank lending

Community banks and credit unions that hold loans on their own books rather than selling them. Terms are negotiable, they will often lend on short-term rental income directly, and a relationship compounds across multiple purchases.

The trade is shorter amortization, frequent balloon structures at five to seven years, and geographic restrictions. A bank in Sevier County will lend on a Sevierville cabin readily and will not touch a Scottsdale condo.

HELOC on your primary residence

Useful as a bridge, dangerous as a foundation. Pulling $150,000 from your primary to fund a down payment converts home equity into a variable-rate obligation secured by the house you live in.

It works well for the furnishing budget or as short-term bridge capital you intend to retire within eighteen months. It works badly as the permanent capital structure for an asset with seasonal revenue.

The specific failure mode is worth naming. A HELOC payment is due every month regardless of season. A cabin that earns $28,000 in July and $6,500 in February will cover it comfortably on an annual basis and uncomfortably in February, and the collateral is your house. If you use one, size it so that the trough month still clears without touching reserves.

Delayed financing

Underused. Buy with cash to win the deal, then take a cash-out refinance within six months and recover up to the original purchase price without the standard seasoning wait.

In competitive cabin markets, a cash offer wins against a financed offer at the same price often enough to be worth the arrangement. It requires the cash to exist first, which limits it to a specific kind of buyer.

The sequencing that actually works

Properties one and two on conventional or second-home financing while your debt-to-income ratio has room. Properties three and beyond on DSCR, which sidesteps the ratio entirely. A portfolio lender relationship in your primary market once you are buying repeatedly in one place.

The mistake is burning conventional capacity on a property that would have qualified under DSCR anyway. Conventional slots are finite and cheap. Use them where the rate advantage matters most, which is usually the largest loan. That sequencing question is a core part of scaling past the second property.

One thing to settle before you apply

Decide the ownership structure before the loan, not after. Moving a financed property into an LLC afterwards can trigger a due-on-sale clause, and the entity choice interacts with how the tax position is reported. Yes.
