Can projected Airbnb income help you qualify to buy an STR?

Potentially—but a projected Airbnb revenue screenshot is not a mortgage approval. Fannie Mae's subject-property short-term-rental guidance addresses a one-unit investment-property purchase that is legally permitted for STR use. For a purchase, the lender can use a standard long-term-rent schedule or validated STR comparable data from an MLS or property manager, applies a 50% factor to monthly gross rent, then subtracts the property's full monthly principal, interest, taxes, insurance, and association dues (PITIA). A positive result may offset the property's PITIA only; a negative result counts in debt-to-income analysis. Ask the lender whether it is implementing the policy for your application and what evidence it will accept before you make an offer.

Check the rule's timing and property eligibility first

Fannie Mae's September 2026 announcement, reissued September 23, encourages lenders to implement the revised rental-income policy immediately and requires it for loans with application dates on or after December 1, 2026. A lender may adopt it earlier, but a buyer should not assume every loan officer or product is using it today. Get a written answer on the intended application date, lender overlays, and whether this is a Fannie Mae-eligible conventional investment-property loan rather than a DSCR or portfolio product.

The Fannie Mae STR-income topic limits this treatment to a one-unit investment property legally permitted to operate as an STR, with applicable local registration and licensing. Ask which rent-evidence path the lender will use

For a purchase, Fannie Mae permits either a Single-Family Comparable Rent Schedule (Form 1007) based on standard long-term rentals or validated STR rental data from an MLS or property management company. The STR path requires three comparable properties, rates, days rented in the last calendar year, and relevant factors affecting STR use; same-market comparables are preferred when possible. The lender must retain the documentation. An AirDNA estimate, seller spreadsheet, or attractive Airbnb listing does not by itself satisfy the specified validated-data path. Ask the lender to show the selected source and unit consistency. For daily STR comps, the guide describes averaging the rates and the days rented across the three properties to establish monthly market rent; do not mix annual booked nights with a monthly payment. A property manager's report should document actual comparable rental activity, not only asking rates. The lender decides whether the comparables and borrower file satisfy current policy.

Work the qualifying calculation without mistaking it for profit

Illustrative only: suppose validated market gross rent is $8,000 a month and the subject property's PITIA is $3,500. Under the purchase method, $8,000 × 50% = $4,000 net rental income for qualification; $4,000 − $3,500 = positive $500 adjusted net rental income. Fannie Mae says that positive amount may offset the PITIA only, rather than being added as $500 of free-standing income. If PITIA were $4,500 instead, the result would be negative $500 and would be included in the borrower's debt-to-income ratio. These numbers are not a lender preapproval or a property operating forecast.

The 50% factor is a qualifying convention that Fannie Mae says accounts for vacancy and maintenance; it is not a guarantee that your real costs equal 50% of gross. Separately model cleaning, management, utilities, insurance, property tax, repairs, replacements, platform fees, seasonality and launch ramp using the revenue framework and downside case. A deal can pass loan qualification yet fail your investment threshold—or the reverse.

Do not assume rental income from a second home can be used the same way. Fannie Mae's general rental-income guidance distinguishes property occupancy and borrower history; the lender must apply all relevant eligibility and documentation rules. The subject-property STR purchase topic is narrower than a general claim that 'Airbnb income counts.'

Make the financing answer part of the buy decision

Before an offer, send the lender the address, intended investment use, proposed ownership, local STR permission, purchase price, expected PITIA, and the source of comparable rent evidence. Ask for a written explanation of the rental-income method, any lender overlay, the application-date policy version, cash to close, required reserves and appraisal or property-condition conditions. Compare a conventional path with a DSCR quote if both are genuinely available; the conventional-versus-DSCR guide lays out the tradeoff. Obtain actual Loan Estimates and compare total payment and cash needed, not merely a headline rate.

Proceed when the lender confirms a viable product and evidence, the property has a legal STR path, and your independent downside model meets your own hurdle. Renegotiate if a lower lender-supported rent or higher PITIA reduces buying power and changes the price the deal can support. Extend diligence or reject the property if permission or lender acceptance cannot be established before the financing contingency expires.
