Run a first-month owner handoff review

The first month should test whether the promised operating handoff actually occurred. Review records, unresolved issues and the reporting cadence rather than treating the first booking as proof that every launch task is complete. Separate delivery questions from investment performance so operational fixes remain actionable.

Evidence to assemble

Work through the decision

  1. Confirm access to owner reports.
  2. Review unresolved deliveries and claims.
  3. Assign ongoing maintenance and replacement ownership.
  4. Agree the next reporting date and issue escalation route.

For each action, name the person responsible for preparing the response and the person who approves it. Record what evidence would close the item. If new information changes cost, timing or scope, update the affected plan and identify who needs the revised version.

Common failure to avoid

A strong first payout does not resolve a missing inventory, unclear warranty contact or unassigned refund claim. Keep each item open until its own evidence is complete.

Worked example

A hypothetical owner receives the first monthly statement but cannot identify several maintenance charges. The review assigns the manager to provide invoice references and establishes an approval rule for future nonroutine work.

Close the handoff

A finished worksheet should identify the result, its evidence and any remaining owner. If the result is uncertain, record the next action instead of marking the whole task complete. Keep the worksheet with the relevant source file and tell the receiving person which version applies.
