We always request the most expensive items AND safety items. Then the rest is dependent on you as a buyer! These repairs are typically a small part in larger negotiation picture.

A lender-approved credit or price reduction can give you control over the repair after closing. Seller-completed repairs may be necessary for safety, financing, insurance or rental readiness.

Compare repair quality, timing, available cash and lender limits. If the seller performs work, document the required scope, permits and completion evidence, and arrange a reinspection where appropriate.

Then you have to decide if the home is worth pursuing or not given the offer as it stands. Typically an unhappy buyer will terminate the deal unless the sellers meets their minimum request.
