What is different

Why buyers choose us

You own the deed, not a unit or a lease

Direct ownership is what makes depreciation, cost segregation and an offset against W-2 income possible at all. Every other structure gives that up.

The tax outcome drives the purchase

Price point, closing date and management structure are set against what the deduction needs to do, with AE Tax Advisors handling the tax work as an independent firm.

About 45 days to a live listing

We buy homes that already exist, so the timeline runs on closing and furnishing rather than on permits, contractors and a placed-in-service date that can slip.

Questions buyers ask

What is the difference between BNB Accelerator and BNB Mastery Program?

BNB Accelerator is a done-for-you acquisition service that finds, underwrites, negotiates, and closes a short-term rental you own outright. BNB Mastery Program is an education and coaching business that teaches you to acquire and operate listings yourself, historically with significant emphasis on rental arbitrage. One delivers an asset, the other delivers a skill set.

Can I get the short-term rental tax benefits through arbitrage?

No. Depreciation, cost segregation, and bonus depreciation all require ownership of the building. A leased unit has no basis to depreciate. If your primary objective is offsetting W-2 income, arbitrage cannot produce that outcome regardless of how well the business is run. Confirm your specific situation with a qualified CPA.

Which one is cheaper?

An education program has a far lower entry cost, typically a few thousand dollars plus your own deposits and setup capital. An acquisition service involves a service fee plus the full down payment, closing costs, furnishing budget, and reserves for a property purchase. The comparison is really between spending money and spending time.

Do you get a commission from the properties you place clients in?

We do not own or sell inventory to clients, which removes the incentive to place someone in a property that suits us rather than them. Clients purchase directly from third party sellers and hold title in their own name or entity.

Is BNB Mastery Program a scam?

We have no basis to say that, and would not. It is an education business with a published curriculum and a large public following, focused heavily on arbitrage. The fair criticism of any program in this category is not legitimacy but fit: arbitrage produces cash flow without depreciation, so if your objective is offsetting a large W-2 tax bill, the model cannot deliver it no matter how well the program is run. Judge it on fit, and read current student reviews before buying.
