A mentorship with analysis may help you make decisions without becoming your buyer representative or property manager. Acquisition coordination also does not automatically include ongoing operations. Require the signed agreement to state who handles offers, inspections, permissions, contractor decisions, listing setup and the handoff after closing.
Add the engagement fee to down payment, closing costs, initial repairs, furnishing, insurance and reserves. Record whether vendor charges are separate, when fees become nonrefundable and what happens if you reject every candidate. Ask about the duration of support and charges after the initial period.
Use the purchase-cash worksheet with quoted amounts. Keep an operating reserve visible even when a proposal emphasizes potential income. Your own tax professional should evaluate any tax illustration before you rely on it.
