Financing

Can you finance a condo that allows short-term rentals?

Possibly—but the HOA's permission to rent nightly is only one test. A lender must also approve the borrower, the loan purpose and occupancy, the unit, and the condominium project under the selected program. A project that operates like a hotel can be ineligible for some conventional channels even when individual owners may legally host. Before offering, give the lender the declaration, rental and management agreements, project questionnaire, budget, insurance information, and the intended STR use; request a project-level answer and a credible fallback, not just a borrower preapproval.

Separate permission to host from permission to finance

A condo purchase has at least three gates: local STR law and permits, association documents and practices, and lender/project eligibility. Passing one does not satisfy the others. The HOA-declaration guide explains how to find rental restrictions; this guide addresses a different failure mode: a project may permit short stays yet have hotel-like operations or project conditions that make a particular mortgage unavailable. Confirm the buyer's actual intended occupancy and do not present an investment property as a primary or second home to obtain a loan.

The distinction is not 'any Airbnb listing makes a condo non-warrantable.' Freddie Mac explicitly says that short-term rentals advertised online do not automatically make a project ineligible; the seller/lender must analyze the project's characteristics and the association or management company's involvement. Do not infer approval from a neighbor's listing or denial from a search result alone.

Ask the lender to review the actual project model

Collect the current declaration and amendments, rental policy, management and rental-pool agreements, website or guest-registration process, master insurance, budget, reserve study, financial statements, board minutes, pending litigation or repairs, and a completed project questionnaire when available. Ask whether the HOA or its manager provides daily cleaning, central registration or key services, mandatory or voluntary rental pooling, revenue sharing, occupancy blackouts, or other hotel-style functions. The seller's unit and the condo project are different underwriting subjects.

Fannie Mae's current ineligible-project guidance lists hotel-type services and characteristics, daily or short-term rentals as part of project operations, rental-pooling or sharing arrangements, hotel or resort management, and other project factors for lender review. It also has separate standards for critical repairs and project condition. The policy is detailed and can change; only the lender applying the current program can give a loan-specific eligibility decision.

Find out what the preapproval did not cover

A borrower preapproval can be issued before the lender has received condo documents. Ask the loan officer: Which loan program and occupancy type are proposed? Has the project review started? Who will request and complete the condo questionnaire? When will a written project decision arrive relative to the financing contingency and closing date? What happens if the project fails review? A generic rate quote without the project name and intended use is not a financeability conclusion.

Fannie Mae says its project questionnaire helps lenders collect eligibility information. Its condo buyer guide tells buyers to examine reserves, pending assessments, major repairs, insurance, and rental restrictions. These are not mere paperwork items: a project review can fail or be delayed for reasons unrelated to the individual buyer's income or credit.

Do not assume one lender's refusal means no financing exists, or that an alternative lender will offer identical leverage, rate, reserves, or closing speed. Ask for a written backup term sheet that names the project, intended use, minimum down payment, rate assumptions, loan size, required reserves, fees, insurance conditions, and decision timeline. Confirm with a lending professional; do not promise a product from a blog article.

Underwrite the financing failure before the offer

Run at least three cases: the preferred loan if project approval arrives; a realistic alternate loan on its actual quoted terms; and a no-financing case if the buyer has cash. Include changes to debt service, cash to close, reserves, closing date, and post-close cash flow. If no fallback is feasible, make the offer depend on timely lender project approval and have counsel review the exact contingency. The DSCR guide explains one financing category but does not guarantee that a lender will accept a condo project or the STR use.

Illustrative only: a buyer models a $500,000 condo with a preferred 25% down plan, then learns that the only quoted fallback requires 35% down. That difference is $50,000 more cash to close before any rate, reserve, or fee change. If the fallback also raises annual debt service, calculate its effect on the property's downside cash flow. These invented figures are a comparison method, not a financing offer or prediction. Use the downside framework and lender-issued terms.

Proceed when STR permission and the relevant loan program's project approval are documented and the supported cash-flow case works. Renegotiate if the real financing terms materially change value. Extend diligence or stop if the association cannot produce documents, hotel-style arrangements are unresolved, the lender's project decision will miss the contingency, or the deal only works with an unapproved loan. Frequently asked questions

Does an HOA allowing Airbnb mean Fannie Mae will finance the unit?

No. HOA permission, local legality, borrower eligibility, occupancy, unit eligibility, and condo-project eligibility are separate tests.

Do online STR listings automatically make a condo project ineligible?

No. Freddie Mac says listings alone do not automatically determine eligibility; the lender must analyze project operations and governing arrangements.

Is a borrower preapproval enough before making an offer?

Not necessarily. Ask whether the lender has reviewed the named condo project, actual intended use, insurance, finances, and management arrangements.

What if the preferred lender rejects the condo project?

Get a documented alternate loan or cash case with its real cash-to-close and debt-service effects; otherwise use the contract's counsel-reviewed financing protection.

Questions to resolve before committing to this purchase

How do I verify condo project lender approval?

Submit the project questionnaire, association records and rental rules early. Unit eligibility and project eligibility are separate; permission to rent does not establish lender acceptance.

How do I review condo litigation for financing?

Ask the association for current litigation disclosures and provide them to the lender. Require an underwriting decision rather than guessing that the dispute is immaterial.

How do I check condo hotel loan restrictions?

Describe front desk, pooled rental and mandatory management features accurately. Ask the lender which product accepts the actual project before committing to appraisal expenses.

How do I budget condo special assessments at purchase?

Obtain assessment notices, payment schedules and contract allocation. Include amounts the buyer must pay in acquisition cash and recurring charges in the operating forecast.

How do I verify condo master insurance for underwriting?

Give the lender and your insurance adviser current policy documents. Resolve coverage or deductible requirements with actual quotes before treating financing as cleared.

Record the evidence, responsible reviewer, cash effect and transaction deadline for any unresolved item. Bring those findings to the STR acquisition call before deciding whether to proceed, revise the offer or exercise available contract protection.
