What if the seller's Airbnb listing is still live when you buy the STR?

Before buying an operating short-term rental, require a documented plan for the seller's live Airbnb listing. A deed transfer does not give you control of the seller's Airbnb account, listing, messages or reservations. Ask the seller to stop accepting new stays that would occur after closing, produce a current reservation schedule, and resolve each affected guest booking through the platform and the purchase agreement. Confirm the listing's status near closing. If the seller cannot show how post-closing bookings will be handled, protect the closing date or decline an offer priced as a seamless operating handoff. Separate stopping new bookings from resolving confirmed stays

Airbnb says a host may unlist a home indefinitely to remove it from search and stop new reservations, yet confirmed reservations remain the host's responsibility. Its guidance also warns that scheduling an unlisting for future dates does not itself block the calendar now, and that a listing with upcoming reservations cannot simply be permanently removed. Therefore, a seller's promise to 'delete the listing at closing' is not a complete handoff plan. Ask for the exact action, date, responsible person and proof of status.

Airbnb's account-transfer guidance says an account cannot be transferred to a different host and reservations cannot be transferred to a new host or account, including through a trip-change request. Do not assume that buying the house includes the listing, reviews or booking obligations. Request a listing-shutdown evidence packet

Before removing contingencies, ask the seller for the public listing URL and ID, screenshots or an authorized export of the calendar and all confirmed stays spanning closing, the date new post-closing availability was blocked, and proof the listing was unlisted or otherwise no longer accepting future stays. Recheck from a public browser and, where possible, have the seller demonstrate status in their account; a public search result alone may lag or vary. Keep the seller's account credentials private and do not ask to take them over.

Create a row for every stay touching or following closing: reservation ID held by the seller, guest arrival and departure, payments and deposits, cancellation or accommodation plan, who will communicate with the guest, and a deadline for written resolution. Coordinate with the broker, closing agent, local counsel, platform and any manager so the property is not promised to two parties. Ask the seller to disclose new reservations or date changes until closing. A one-time spreadsheet is stale as soon as the calendar changes.

Put the cutoff and verification into the purchase timeline

Ask local counsel to draft transaction-specific seller cooperation and disclosure duties, a no-new-post-closing-bookings cutoff, a schedule of existing reservations, guest communications, allocation of payouts and refunds, and remedies if the schedule changes. Do not improvise a clause from an online template: vacation-rental statutes, purchase contracts and platform policies can differ by jurisdiction. If a confirmed stay crosses closing, counsel should determine whether it can be honored lawfully and on whose account and insurance, or whether the seller must cancel it through the platform. Airbnb tells hosts to cancel promptly if they cannot honor a stay and warns against asking guests to cancel for them; host cancellation consequences may apply.

Illustrative timeline only: if closing is October 15 and the seller's account shows a guest arriving October 18, a screenshot saying the listing was unlisted on October 14 does not resolve that booking. The buyer needs a documented guest plan before closing, plus a final calendar refresh and listing-status check on closing day. The buyer should not assume a new listing can inherit that reservation. Underwrite the buyer's launch, not the seller's account

Model the seller's verified trailing revenue as historical evidence, not as a purchased Airbnb account or guaranteed future payouts. Build a buyer-controlled launch plan with lawful STR permission, a new listing, photos, management setup and a realistic review ramp. Proceed when the seller has stopped new post-closing bookings, each existing stay has a lawful and documented resolution, and the buyer's own launch economics work.
