Build an authorized evidence file before the offer deadline
Ask the seller to provide the listing URL and ID, dated screenshots from the listing's issue/status area, relevant Airbnb notices and appeal outcomes, and a written explanation of the event. Have the seller authorize or join a conversation with Airbnb if the platform will discuss the specific record. A prospective buyer may not be entitled to a seller's private account information or a pre-closing guarantee. Record exactly what Airbnb confirms and what remains unanswered; a seller's statement that a new account will work is not platform approval.
Do not ask the seller to hand over login credentials or create a substitute account. Airbnb's circumvention policy prohibits duplicate accounts or listings created to evade enforcement and prohibits facilitating a restricted person's continued access. A genuine change of ownership may be relevant information to present to Airbnb, but the public policy does not promise a new owner's address will be cleared. Underwrite a deal that can survive without Airbnb
Separate the seller's historical revenue by channel and do not carry over Airbnb reviews, account status or future reservations as buyer assets. Ask a prospective manager how a new listing would launch on other permitted channels, what fees and lead time apply, and what evidence supports that revenue. Illustrative only: if a seller reports $100,000 of annual guest receipts and $70,000 came through Airbnb, do not automatically assign that $70,000 to the buyer.
