How to Get Five Star Airbnb Reviews

Review score is not a vanity metric. It feeds search ranking, which feeds impressions, which feeds bookings, which feeds revenue. A property sitting at 4.6 and a property sitting at 4.9 in the same market are not competing for the same guests, and the gap compounds.

The first ninety days decide the next three years

Early reviews carry disproportionate weight because they arrive when you have the fewest of them. One three star review among four reviews is a 4.25 average. The same review among sixty is noise.

That asymmetry argues for a deliberate launch: price below market for the first six to eight bookings, accept lower revenue, and buy reviews with rate. What actually drives the score

  1. Cleanliness. The single most common cause of a review below five stars, and the most preventable. See turnover systems.
  2. Accuracy. Guests rate against expectations you set. A listing that oversells the view or understates the driveway grade generates disappointment that has nothing to do with the property's quality.
  3. Check in friction. A lock code that does not work at 11pm produces a bad review regardless of what happens afterward. Test codes before every arrival.
  4. Response speed on arrival day. The window between a guest's first message and your reply on check in day is the highest leverage twenty minutes in the entire stay.
  5. Beds and water pressure. Unglamorous and decisive. Guests forgive dated cabinets. They do not forgive a bad mattress or a weak shower.

Set expectations down, then exceed them

The most reliable review strategy is to describe the property slightly conservatively. Say the walk to the beach is twelve minutes when it is ten. Say the road is steep when it is. Guests who arrive to something better than described rate generously, and the ones who would have been disappointed self select out before booking.

Reviews start with the property, not the hospitality

A message sequence that works

  • At booking. Thank them, confirm the dates, and ask one question about the trip. The answer tells you whether to leave out a crib, a high chair, or hiking recommendations.
  • Three days before. Directions with a note about the specific thing people get wrong, parking, and what to bring that the listing does not provide.
  • Morning of arrival. Code, confirmation that the property is ready, and a single sentence inviting them to message with anything at all.
  • Morning after arrival. One short message asking whether everything was as expected. This is the highest value message in the sequence, because it surfaces problems while they are still fixable.
  • Day before checkout. Checkout time, the two or three things you need them to do, and a genuine thank you.

Automate the scheduling, personalize the content. A sequence that reads like a template gets treated like one.

When a bad review is coming

You usually know. Something broke, a neighbor complained, the hot tub was cold on arrival. The response that consistently reduces damage is immediate acknowledgment, a specific fix, and a proportionate refund offered before the guest asks. A guest who feels heard writes a different review than a guest who feels managed.

If a review lands anyway, respond publicly once, briefly, factually, and without defensiveness. Future guests read the response more carefully than the review, and a calm reply to an unfair review reads better than the review itself.
