Acquisition Diligence

Can emergency vehicles reach a short-term rental you're buying?

Do not assume that because a guest's SUV reaches the house, a fire engine can. Trace the route from the public road to the building with the local fire authority: usable width, overhead clearance, surface and load capacity, grade, turning space, gates, address visibility, and all-weather maintenance. Ask for an address-specific determination of what is required for the existing use and any planned STR conversion or renovation. If a deficiency must be corrected, obtain a feasible scope and price before the purchase contingency ends.

Inbound responder access is a separate acquisition test

The wildfire evacuation guide asks how guests get out when a route fails. The private-road agreement guide asks who may use and maintain the road. Fire-apparatus access asks whether the responders and equipment serving this specific property can get in and operate. A beautiful narrow drive, low branch, steep bend, weak bridge, locked gate, or missing turnaround can change that answer even when guest check-in works.

Considering a cabin or secluded home with a long, steep, narrow, or gated drive? Book a BNB Accelerator acquisition call to put the authority's access determination and any upgrade into the offer and launch model.

Requirements are local and depend on site, use, and the authority's equipment. San Miguel Fire & Rescue's published FAQ covers distance, road width, clearance, grade, surface, and apparatus load. Portland's code authorizes access standards for unobstructed width, turning radius, load capacity, clearance, grade, and turnarounds. These are illustrations of the categories to verify, not national dimensions for the target property.

Walk and document the complete approach

Start at the public-road junction. Note the legal route and every change in pavement, gravel, culvert, bridge, grade, curve, gate, branch canopy, and available passing or turning area. Measure only if qualified to do so and label measurements as preliminary. Photograph pinch points and the driveway during wet or snowy conditions when possible. A clear summer drive can be obstructed in winter by plowed snow, ice, or vegetation growth.

Access questionEvidence to requestWhy an STR buyer cares
Width and clearanceFire authority's standard; site plan and field dimensionsLarge apparatus may not fit despite normal car access
Surface and loadRoad and bridge design, culvert records, authority commentsWeak or seasonal access may limit response
Grade and turnsProfile, bends, switchbacks, turnaround dimensionsApparatus may not climb, turn, or stage
Gate and addressEmergency opening method, gate permit, address markersResponders may lose time locating or entering the site
Rights and maintenanceEasement, road agreement, snow and vegetation contractsA buyer may lack authority or budget to keep access compliant

Ask the fire prevention office or fire marshal which plans and records it has for the parcel, whether the current drive has an approval or variance, and whether proposed STR use, renovation, added bedrooms, or a new amenity triggers review. Do not infer a grandfathered right from the house's age or an old certificate. Get the current determination in writing, including any alternative measures the authority actually accepts.

Check whether the route can be fixed lawfully

If the authority identifies a deficiency, a civil engineer or qualified site contractor should scope the physical solution with the survey and access documents. Widening may require land outside the owner's control. Lowering a grade may require substantial excavation, drainage, or retaining work. A turnaround can displace guest parking, trees, septic components, or an outdoor amenity. A bridge or culvert upgrade may involve another owner or road association. Price the route as a system, not just a strip of asphalt.

A local example shows why generic dimensions are unsafe: San Juan County's residential fire-access guidance calls for review of driveway width, height clearance, ingress and egress angles, surface condition, and a suitable apparatus turnaround. Other jurisdictions set different thresholds or offer different approved alternatives. Only the responsible authority can tell you what applies to this address.

Check the survey and recorded rights before budgeting work across a neighbor's land. Confirm with the fire authority and insurance broker whether an unresolved access issue affects licensing, coverage, or proposed renovations; do not assume a particular insurer response.

Model the access case and decide

Ask for a written scope covering survey, design, permits, easements or consents, grading, culverts or bridges, gates, surfacing, vegetation, drainage, inspections, and ongoing snow or brush maintenance. Put a realistic approval and construction schedule next to the planned first-booking date. If guests must park elsewhere during work, test the legal parking and occupancy capacity rather than carrying the full revenue forecast unchanged.

Illustrative only: a buyer models $18,000 for surfacing and widening, $9,000 for drainage and a turnaround, $4,000 for design and permits, and $5,000 as a contingency: $36,000 of acquisition capital. These invented figures are not estimates for any property. If approvals take two extra months, model the lost contribution from the actual expected booking period separately in the downside case. A low bid without property rights or fire-authority acceptance is not a feasible cure.

Proceed when the authority confirms the existing or improved access path, the buyer controls necessary land and maintenance, qualified parties can complete the work, and the conservative deal still works. Renegotiate if a documented upgrade changes value. Extend diligence or stop if approval, land rights, or all-weather access is uncertain and the property depends on full guest capacity. Book a call to compare this candidate with properties that have clearer access. This guide is educational, not fire-code, engineering, legal, insurance, tax, or investment advice.

Frequently asked questions

If guests can drive to the house, can fire trucks reach it?

Not necessarily. Apparatus width, height, weight, grade, turning, gate access, and all-weather surface can differ from ordinary car needs.

Does an older driveway automatically pass under a grandfather rule?

Do not assume so. Ask the responsible fire authority for an address-specific determination and whether planned work or use triggers review.

Who checks a private bridge or culvert on the route?

Ask the authority what capacity evidence it needs and commission a qualified engineer when required. Confirm ownership and repair rights before promising an upgrade.

How should access affect my offer?

Model a feasible, authority-accepted scope, rights and permits, recurring maintenance, and any delay or lost parking. Reprice or stop if a critical element remains unresolved.
