Check the lender's property count before shopping on a conventional investment-loan budget. The relevant count is not simply how many Airbnb listings you own or how many mortgages appear on a credit report. An existing home, a jointly financed rental or another applicant's properties can change the next purchase file. Build a property-by-property register and have the lender confirm the applicable count, reserve needs and actual product before offering. Book a call to select the next STR within your verified financing capacity.
Distinguish a property-count rule from a mortgage-count shortcut
Fannie Mae's multiple-financed-property topic lists a ten-property maximum for second-home or investment transactions under Desktop Underwriter. Its calculation uses one-to-four-unit residential properties with personal mortgage obligations, includes a financed principal residence and combines borrowers while counting a jointly financed property once. Multiple notes or multiple units at one property are not additional properties. Confirm the entire guideline and lender overlay for your actual file; this is not a universal limit on owning real estate.
Ask which lending channel and specific product the proposed purchase uses, whether it has its own property-count or exposure limit, and whether the complete borrower file fits. A DSCR marketing label does not establish exclusion from every agency property count or availability for your address. Obtain the actual lender calculation instead of categorizing existing properties by the marketing labels on their loans.
This guide concerns the next purchase decision, not a promise to expand an owner's portfolio. If the planned STR would put the file outside the selected product, change the financing plan before committing a deposit. A seller's revenue history cannot override a borrower eligibility rule, and a lender's approval of your prior purchase is not proof the next file is eligible.
Build a register of obligations for every proposed borrower
List every property associated with each applicant, including personal homes, rentals, entity-owned assets and properties for which someone else makes payments. Attach the note or obligation evidence, title information, property category and current status. Ask the lender to mark each row included, excluded or unresolved, with its reason. Do not delete an address from disclosure simply because you think it should be excluded.
| Register field | Evidence or question | Error it helps prevent |
|---|---|---|
| Unique address and parcel | Which debts refer to the same property? | Counting a first mortgage and HELOC as two houses |
| Property classification | One-to-four-unit residential, commercial, larger multifamily or other? | Applying a rule from one category to another |
| All obligated applicants | Who personally owes which note? | Ignoring joint obligations or duplicating one shared property |
| Entity and signer documents | Who borrowed, and what obligation did a person accept? | Assuming LLC title or DSCR labeling determines exclusion |
| Transaction status | Already owned, being acquired, sold or only expected to sell? | Using an obsolete count for the proposed closing |
Ask the lender to resolve complicated signer or guarantee facts from the actual documents. A loan's treatment in a debt-to-income calculation and its treatment in a property count are different questions. Do not extrapolate an exception in one test into another. For the separate obligation review, see LLC STR personal guarantees; for borrower support, see adding a co-borrower to buy an STR.
Reconcile the combined count before accepting a price range
Illustrative exercise only: two applicants plan to purchase one STR. They jointly owe the mortgage on one residence and three rental properties. Applicant A separately owes mortgages on two more residential rentals; applicant B separately owes mortgages on three more. Assume the lender confirms that every listed property falls within its count. Before the proposed STR, the unique-property register totals nine: four shared properties plus two A-only plus three B-only. The proposed acquisition makes ten.
Suppose two of the shared rentals also have HELOCs. The register still contains the same unique property addresses; the lender must reconcile the debts with their collateral rather than reading the number of notes as the number of houses. Conversely, asking whether A owns only six properties misses B's separate obligations in a combined file. The purpose of the register is to make the lender's actual count reproducible, not to self-certify approval.
Now change the plan to a package containing two newly financed houses. Under the example's confirmed counting assumptions, the closing count becomes eleven, which changes the product question. Ask for a viable revised financing route before making the package offer. Do not assume a staggered closing or a nominal borrower change bypasses the rule; submit the complete planned transactions for lender review. Our seller-package guide addresses whether the bundle itself deserves an offer.
Budget for the purchase after the lender confirms the count
Eligibility is not the only consequence. Fannie Mae's reserve topic sets additional reserve calculations for applicable multiple-property second-home and investment files. It uses specified percentages of eligible other-property unpaid balances, with exclusions and subject-property reserves addressed separately. Have the lender provide its actual worksheet rather than multiplying a headline percentage by every debt in your register.
Illustrative cash impact only: if an earlier purchase budget assumed $35,000 of lender-required retained assets but the completed file requires $55,000, the $20,000 difference is not available to complete launch work. Verify which assets satisfy the rule and which cash remains accessible for your own operating buffer. The reserve guide covers that cash distinction; this page establishes the property inventory that may change the file.
Compare actual alternatives on the same STR price and supported operating assumptions. Request investment-STR acceptance, the borrower structure, all-in payment, cash requirement, exposure limits and conditions from a portfolio or property-income lender. Review any bundled collateral separately using the blanket-loan comparison. A different channel can replace one rule with other constraints; it is not automatic approval or an instruction to accept more leverage.
Decide whether to offer, change the file or wait
Proceed when the lender confirms the current and proposed property register, the actual product accepts the purchase, reserves and opening cash remain adequate, and the STR passes its independent diligence. Renegotiate price or consider a different candidate when available financing raises the payment or cash requirement beyond the original plan. Delay while exclusions, signer obligations, dispositions or joint-file entries remain unverified. Reject any route that depends on hiding a financed property, misleading occupancy or assuming an alternative loan will be approved later.
If selling or paying off another property is part of the proposed solution, ask exactly what evidence and timing the lender requires and re-run the remaining cash and acquisition economics. A hoped-for sale is not a completed release or a funded down payment. Keep that contingency visible to your agent and transaction counsel before contractual protections expire.
Your next step is the lender-reviewed register, revised search ceiling and complete cash plan—not an assertion that your property count feels low enough. Frequently asked questions
Does Fannie Mae's ten-property guideline mean ten Airbnb listings?
No. The applicable investment-loan calculation concerns financed residential properties and borrower obligations, not platform listing count. Have the lender reconcile the actual property register and proposed acquisition.
Does a mortgage plus a HELOC count as two properties?
Do not confuse multiple debts with unique collateral addresses. Fannie Mae's property-count calculation distinguishes financed properties from number of mortgages; the lender should reconcile both notes to the correct property.
Are LLC or DSCR-financed homes automatically ignored?
No automatic conclusion follows from those labels. Provide the ownership, note and signer documents and ask the lender to determine the applicable treatment.
Can I still buy an STR if the selected conventional file exceeds its limit?
A different actually available product or revised transaction may be possible. Verify investment STR use, borrower acceptance, payment, reserves and cash needs before relying on that alternative.
