Buy a seller's STR property package only if the entire bundle works at a supported price and you can accept every property that must close. A strong property's bookings cannot resolve another property's uncertain rental permission or justify an unwanted house at an inflated allocation. Before offering, build a separate purchase case for each address, then test the package with the weakest asset repriced, removed or unavailable for STR use. Book a call to compare an STR package with individually selected acquisition candidates.
Define the package you would actually be buying
Start with a property schedule: street address, parcel, legal owner, proposed price allocation, included furnishings and possession date. Confirm whether the seller requires every address to close together or will consider a smaller bundle. A collection of homes you own is different from a vacation-rental management business that manages other people's homes; management-company revenue is not evidence of ownership or transferable real estate.
If the seller proposes buying company interests rather than deeds and listed assets, use the entity-versus-assets purchase guide with transaction counsel. This framework answers a separate question: whether the required collection of properties deserves one package offer. Do not assume buying the entity resolves permits, contracts or platform continuity.
The package problem is recognized beyond STRs. Apollo Realty Income Solutions' annual-report risk discussion describes multi-property acquisitions that include assets the buyer does not want, with added complexity and possible operating or disposal obligations. That institutional disclosure is not an STR return benchmark. It illustrates why a buyer should evaluate the mandatory weak property before accepting a bundle, not assume a portfolio label makes every component desirable.
Give every address its own purchase ceiling
For each property, verify legal STR use, usable guest capacity, revenue evidence, expenses under your ownership, necessary physical work and a conservative opening plan. Request property-level records instead of relying on one combined profit figure. A pooled cleaning invoice or insurance bill needs a documented allocation; reconcile the total so the same cost is neither omitted nor counted at every house. Seller owner labor also needs a realistic replacement plan.
| Address-level question | Evidence to request | Effect on the package offer |
|---|---|---|
| Can this buyer operate this address as an STR? | Parcel-specific authority and association review | Unresolved use can stop the package, not just lower average returns |
| What income and costs belong to this home? | Reservation and payout records, bills and allocation basis | Replace the pooled seller margin with a supported property case |
| What is delivered at closing? | Deed or entity scope, inventory, possession and contract schedule | Price only assets and benefits that can actually be delivered |
| What must be spent after purchase? | Bids, setup scope, carrying costs and retained cash | Reduce the available acquisition budget for required work |
| Would you buy this home separately? | Independent ceiling and lawful fallback case | Identify the asset that requires a concession, removal or rejection |
Use the maximum-offer framework for the individual property cases. Keep the seller's proposed allocation visible beside your own ceiling, but do not move value into a weak house just to make every row appear acceptable. Lenders, appraisers, title professionals and tax advisers have separate allocation requirements; your decision worksheet is not an appraisal or tax basis determination.
Calculate what the weak property costs the whole bundle
Illustrative only, not market values or expected results: a seller asks $1,450,000 for three homes. Your independently supported maximum purchase prices, after accounting for required work and your hurdle, are $580,000 for A, $490,000 for B and $310,000 for C. Their total is $1,380,000. You also reserve $20,000 for incremental package diligence and transition costs not already in those ceilings. The preliminary package ceiling is therefore $1,360,000, leaving a $90,000 gap to the ask.
Now suppose C cannot be confirmed for STR use, but you have a separately verified lawful long-term-rental fallback that supports only a $250,000 purchase ceiling. The preliminary bundle ceiling falls to $1,300,000 after the same incremental cost. The $60,000 difference is not the full cost of an illegal STR or a formula for discounting away permit risk: it applies only if you actually accept the lawful fallback and independently support its economics. Without an acceptable use case, mark C rejected rather than assigning hopeful revenue.
If the seller will remove C, the A-plus-B ceilings sum to $1,070,000 before recalculating the smaller bundle's incremental costs. Compare that path with the entire package and with unrelated candidates. Do not assume the seller will accept the subtraction at its original allocation, or that you can immediately resell C at that figure. Obtain independent resale and financing evidence before relying on an exit; include holding and selling costs and the risk that an exit fails.
Count only documented package benefits. A confirmed vendor quote may reduce setup cost for the bundle, but a claimed volume discount or future efficiency is not cash until its scope and conditions are verified. If a shared vendor cannot support the acquisition handoff, the package can instead increase opening costs. Avoid counting that same saving in each property ceiling and again at the package level.
Separate transferable value from the seller's portfolio story
A seller may describe the package as an established booking machine. Verify each component of that claim. Airbnb's current ownership-transfer guidance says account ownership cannot be transferred to a different host and reservations cannot be moved to a new host or account, including through a trip change request. A sale agreement is not an exception to platform rules. Do not price the bundle on the assumption that the seller's accounts and booked receipts will simply become yours.
Ask your transaction professionals, platform support and proposed operator to establish a compliant transition before assigning value to existing stays, direct-booking assets or operating agreements. Record unresolved benefits separately from real estate and inventoried furnishings. Use the reviews-at-sale guide for the related reputation question rather than treating a pooled review count as package collateral. Primary sources were reviewed October 6, 2026; current platform terms and transaction documents control.
Test financing on the actual bundle and proposed allocations, not just the total asking price. Ask the lender what happens if one property's appraisal, title or eligibility fails. Ask which obligations remain if only some properties close. Debt cross-collateralization is a separate topic covered by the blanket-versus-individual mortgage guide; neither loan structure gives you a contractual right to remove a bad property from the purchase.
Negotiate the package decision before diligence deadlines expire
Take the address-level exceptions to qualified transaction counsel before committing. Ask whether the proposed contract permits termination of the whole package for a material failure at one address, agreed property removal with a defined price adjustment, or partial closings. Confirm the applicable evidence, notice deadlines, deposit treatment and seller obligations. These are possible negotiated arrangements, not automatic buyer rights. Do not improvise a legal clause from a blog.
An all-or-nothing arrangement can be appropriate when you want every asset and all gates are satisfied. A removal option may help when one separately owned home is questionable, but the seller and lender must accept the revised economics and documents. Partial closing may create an unwanted commitment to the first properties while a later one fails; evaluate that exposure rather than assuming staggered dates reduce risk. Discuss these outcomes explicitly while your available contract protections still matter.
Proceed when every mandatory property has an acceptable verified use case, the price fits the property-level ceilings and package costs, and financing and handoff conditions are documented. Renegotiate the package price or composition when a specific weak asset changes the case. Delay while material address-level evidence or negotiated protections remain open. Reject a bundle that requires buying a property with no acceptable lawful use, paying for nontransferable benefits, or depending on a quick resale you cannot support.
The next step is a package decision sheet with one row per address, its ceiling, unresolved issues, necessary cash and the consequence of a failed gate. For the separate question of simultaneous versus sequential buying, see buying two STRs at once. Book a call to decide whether the actual package or individually sourced STRs better fit your acquisition criteria. This is educational, not legal, lending, tax or investment advice. Use independent qualified professionals and secure document channels; do not share account passwords or unnecessary guest personal information. No financing, permits, bookings, resale proceeds or investment results are guaranteed.

Frequently asked questions
Is buying an Airbnb portfolio cheaper than buying properties separately?
Not automatically. Compare independent property ceilings with the bundle price, added diligence and transition costs, and only documented benefits. An unwanted property can outweigh a stated package discount.
Can I remove one bad property from a seller's STR package?
Only if the seller agrees and the transaction documents and financing permit it. Ask counsel to review removal, price-adjustment, deposit and termination provisions before relying on that option.
Can strong STRs offset a property with uncertain rental permission?
They do not resolve its permission problem. Verify an acceptable lawful use for every mandatory property or exclude or reject the problematic asset and reassess the package.
Do the seller's Airbnb accounts and reservations transfer with a portfolio sale?
Do not assume so. Airbnb's current guidance prohibits transferring account ownership to a different host and moving reservations to a new host or account. Establish a compliant handoff and price only benefits that can actually be delivered.
