STR Buyer Financing

Can you buy an STR when bonus or commission income is declining?

You may have an available purchase path, but last year's compensation is not enough to establish today's STR budget. Have the lender resolve the current earnings trend before making an offer, then test the purchase against the dates cash actually arrives. A large past bonus cannot cure an unresolved income condition or fund a future opening twice. Book a call to compare STR candidates within your reviewed variable-income financing and launch budget.

Resolve the declining earnings trend before pricing an STR offer

For loans using Fannie Mae's bonus and commission guidance, declining income must have stabilized before it is eligible for qualification. The lender evaluates payment frequency and compares current earnings with previous years. Stable or rising income uses an average including year-to-date and prior-year earnings, covering at least twelve months. Annual bonuses are annualized for the trend analysis. Checked October 6, 2026; the lender must apply the complete documentation and calculation requirements to the actual file.

Send the lender the current earnings breakdown and requested employment records. Separate fixed pay from each variable component and distinguish earned, paid and merely targeted amounts. Ask what establishes the current trend and whether a material change requires updated review. A manager's optimistic forecast is not a substitute for the underwriter's accepted calculation. Do not describe a still-falling series as stable because the average of older high years looks favorable.

Verify that the chosen product permits this borrower, address and intended investment STR use. Saxton's variable-pay mortgage FAQ expressly distinguishes investment-property eligibility from some jumbo offerings limited to principal residences and second homes. This is a provider explanation, not an STR loan commitment. Ask the originating lender for an actual investment-purchase scenario rather than borrowing eligibility from a primary-home advertisement.

This decision does not require changing employers or starting a business. A buyer can remain in the same salaried role while commission volume falls or bonus payouts shrink. The existing employment-transition guide addresses a different change-control problem; this page addresses the reliability of earnings already being used to set the purchase ceiling.

Expose how old averages can exaggerate the STR search budget

Illustrative comparison, not an agency calculation or approval threshold: assume $10,000 monthly base salary, previous annual commissions of $72,000 and $48,000, and a currently reviewed commission pace of $2,000 monthly. Averaging the two earlier years produces $5,000 monthly variable pay and $15,000 combined income. If the actual lender instead accepts the assumed current $2,000 pace after its review, the total is $12,000. If the variable component is not accepted, it is $10,000. The buyer cannot choose among these figures.

Hypothetical income screenMonthly income$6,000 obligations / income
Naive average of older commissions plus salary$15,00040.00%
Assumed lender-accepted current pace plus salary$12,00050.00%
Salary-only scenario$10,00060.00%

The $6,000 hypothetical obligations include the proposed STR housing expense. No qualifying rental-income adjustment is assumed. These ratios only show sensitivity; none proves eligibility. Get the lender's actual accepted income and obligation totals, including its treatment of the candidate property's rent. Do not submit a mortgage application using the naive historical average as if an underwriter approved it.

Ask the acquisition team to keep two shortlists if appropriate: properties within the presently reviewed file and properties that would require an unresolved higher income allowance. Do not make an unprotected offer on the second list. A seller's attractive revenue projection does not repair an unaccepted borrower-income calculation, and a lender's willingness to lend does not independently establish that the STR is worth its price.

Translate an annual bonus into purchase-date cash, not monthly deposits

Illustrative timing error: a $36,000 annual bonus paid in March represents $3,000 monthly when divided by twelve. Dividing the same payment by the three elapsed calendar months would show $12,000 monthly and falsely inflate this simple annualized comparison. Neither amount says what the borrower has left to spend in October. The lender's income review and the buyer's remaining cash balance answer different questions.

Construct a cash calendar from amounts actually received, amounts committed to taxes and other obligations, acquisition payments and the expected opening schedule. Suppose the buyer's currently available $150,000 already includes the remainder of that March bonus. If $95,000 is used for down payment, $12,000 for closing and $28,000 for launch, $15,000 remains before further commitments. Adding the old $36,000 payment again creates a fictitious $51,000 cushion. Do not count a past receipt twice or an uncertain next-year bonus as current funds.

Clarify each proposed cash dependency before choosing a closing date. Is an anticipated payment earned and documented, when is it actually payable, and does the lender accept the source and transfer timing? If the contract requires cash before the compensation arrives, resolve the timing or choose another funded purchase. Do not fund an earnest-money or furnishing commitment from an expected payout without assessing the consequences if it is delayed or smaller.

Keep the purchase-and-launch cash plan separate from the lender's income worksheet. Share actual documents only through secure channels with professionals who need them. An acquisition team can begin with confirmed financing and cash parameters rather than unnecessary payroll identifiers or access to an employer portal.

Test a commission trough and an STR opening delay together

Use actual after-tax household cash for this test, not gross compensation used in mortgage qualification. Illustratively, fixed take-home pay leaves $400 monthly after existing household commitments. Previously the buyer planned around another $2,000 monthly of spendable commission cash. A downside planning case reduces that extra amount to $700, leaving $1,100 total before support for the newly purchased property. These figures are constructed assumptions, not a tax rate or earnings prediction.

Suppose the STR needs $1,500 monthly support for four opening or weak-season months after all property receipts and expenses. The downside household margin is $400 short each month, consuming $1,600 of retained cash over that period. Under the buyer's original $2,400 monthly margin, the same property would leave $900 monthly. The difference between the two cash paths is $5,200 over four months. An approved mortgage would not eliminate that exposure.

Add independent property contingencies: a later legal opening, realistic furnishing delivery, insurance cost, financing payment and conservative revenue evidence. Stress timing as well as totals. A buyer whose strongest commissions and peak STR bookings occur in the same season may have a very different winter runway than an annual average suggests. Do not present that possibility as a market statistic; map the actual compensation calendar and the candidate property's documented seasonality.

If another financing path is genuinely available, compare its full costs and cash requirements before switching. A property-income loan does not restore lost commissions or guarantee positive cash flow. Ask for current terms and re-run the acquisition downside case. Our financing-path comparison supplies a broader framework, not evidence that an alternative will close this purchase on schedule.

Choose an offer outcome from the current file and cash calendar

Proceed when the lender has resolved the current earnings treatment, remaining conditions fit protected contract dates, and the independently reviewed property and cash downside remain viable. Renegotiate price or choose a less costly candidate if the accepted income and opening cushion support a smaller acquisition. Delay while the trend or essential payout timing is unresolved. Reject a plan requiring concealed earnings changes, invented stabilization or hoped-for bookings to cover already committed expenses.

Before an offer, request a dated summary from the lender: accepted base and variable income, outstanding evidence, product and occupancy eligibility, and what must be updated before closing. Pair it with the cash calendar and independent operating model. Ask your agent and qualified counsel how financing deadlines and protections should reflect unresolved conditions. A financing extension is not real until properly agreed; do not rely on one while making nonrefundable launch commitments.

Frequently asked questions

Does a lower commission year automatically prevent an STR purchase?

No automatic conclusion follows. Obtain the actual lender's current income decision for an eligible investment-purchase product, then test the candidate property and complete cash plan independently.

Can I use the average of my best earlier years to set an STR offer budget?

Do not choose an income figure yourself. The lender must review the current trend and supporting evidence. Search within the presently accepted file rather than an optimistic historical estimate.

Is an annual bonus monthly cash available to launch an STR?

No. A normalized income figure does not mean another deposit arrives each month. Reconcile what is actually left from the payment, its existing commitments and the purchase timeline.

Will changing to a DSCR loan solve declining household earnings?

It may change qualification, if an actual eligible product is available, but does not replace lost income. Compare the full quoted costs and test whether household and property downside cases remain funded.
