Do not carry a one-to-four-unit residential mortgage quote into a purchase of an entire five-unit STR building. Before offering within the next six months, have the lender identify the legal unit count, intended guest use and actual eligible program. Then test the loan amount against accepted income as well as collateral value. More projected Airbnb receipts do not necessarily fund more of the purchase. Book a call to compare the five-unit financing and cash requirement with an executable STR alternative. Confirm acquisition-service scope for the larger building rather than assume it is identical to a single-home engagement.
The fifth legal dwelling changes the loan question
Fannie Mae's single-family property-eligibility topic limits the relevant residential collateral to one through four dwelling units. That does not establish approval of a whole five-unit apartment building under that program. It also says a qualifying one-unit property with an ADU remains one unit under its stated rules. A marketing label, bedroom count or number of Airbnb listings is not a substitute for the lender's property classification.
Identify what is being acquired: one legal five-unit building, multiple parcels under a portfolio purchase, a condominium unit within a larger project, or a home whose rooms are separately advertised. Each is a different collateral file. Give the lender title information, legal dwelling records, existing leases and the proposed guest-stay plan. Have qualified local professionals resolve any mismatch between recorded units and the seller's representation before assigning income to the extra space.
Do not relabel five dwelling units as a fourplex plus a room to preserve a preferred quote. Equally, do not count five rental advertisements as proof that the structure has five legal dwellings. The duplex purchase guide addresses a different, two-unit decision; the problem here is crossing the residential-program boundary and finding a lender that accepts the entire intended purchase.
Get written acceptance of both the building and transient use
Ask the proposed lender two separate questions: does its program finance the exact legal building, and does it accept the intended short-term guest operation? An apartment-financing advertisement does not answer the second question. Ask what percentage of guest use is acceptable, what operating history it requires, whether a conversion from leases is eligible and which documents establish accepted rental income. Treat a preliminary answer as conditional until the specific property has been reviewed.
Axelrad Capital's published rental-loan page lists five-plus-unit residential collateral and separately discusses STR collateral. Its detailed leverage matrix is labeled for one-to-four-unit long-term rentals. Do not combine those website sections into a binding five-unit Airbnb approval, universal leverage limit or rate quote. Request a property-specific term sheet and identify which underwriting rules apply. This is a source example, not a lender endorsement.
The OCC's CRE overview includes acquisition lending and income-producing real estate held for lease. Ask a bank or qualified financing adviser which lending category governs this candidate. Do not infer that every commercial loan permits nightly stays or that every five-unit purchase requires the same maturity, guarantee or down payment.
| Term-sheet question | Why it changes this STR offer |
|---|---|
| Exact collateral and permitted guest use | An attractive quote for another property category cannot fund this closing |
| Accepted income and expense deductions | Seller gross receipts may overstate the amount supporting debt |
| Maximum loan from coverage and value | Either constraint can increase the required equity |
| Guarantees, maturity and repayment schedule | The buyer may acquire obligations not visible in the monthly payment |
| Reserves, setup and conversion conditions | Cash may be needed before units can earn guest revenue |
Reconcile accepted cash flow before translating it into debt
Keep the lender's accepted income calculation separate from your conservative purchase model. Request the exact numerator, deductions, period and denominator for its coverage test. Is income based on leases, collected historical guest revenue, supported projections or another method? Does it deduct operating costs, vacancy allowances, management charges or required reserves? Which debt payments are included? Do not compare two ratios with different definitions as if they were identical approvals.
For the buyer model, verify unit-level guest receipts and operating costs, count common costs once, and map legal use and possession before assigning launch income. Then reconcile the differences with the lender calculation. If the seller advertises strong bookings but the lender accepts only lower rent evidence, the cash needed at closing can rise even when your optimistic spreadsheet appears profitable. Neither lender acceptance nor the seller's trailing revenue proves future earnings.
Use the seller-proforma and trailing-revenue comparison for evidence quality. Do not build five identical high-season forecasts from one successful unit. Confirm which dwellings are furnished, licensed if required, vacant or leased, and which proposed opening expenses the purchase budget actually includes. Tenant rights and lawful possession remain separate from financing; buying the building does not itself clear every unit for guests.
Calculate the equity gap when income, not value, limits the loan
The following is a hypothetical financing exercise, not any lender's offer or program standard. Assume a $1,500,000 purchase and value, a lender-confirmed model using accepted annual cash flow divided by annual debt service, a required 1.25 coverage ratio, and annual debt service equal to 9% of the starting loan balance. That 9% is an assumed payment-to-original-loan factor, not a quoted interest rate. Also assume a 70% value-based cap and no other constraints for this simplified calculation.
With $120,000 accepted cash flow, allowed annual debt service is $96,000. Dividing by 0.09 gives approximately $1,066,667 of income-supported debt. But 70% of the assumed $1,500,000 value is $1,050,000, so the lower value cap controls. Price less loan is $450,000 of purchase equity, before closing, furnishing and reserves. Real quotes may use other definitions, amounts and constraints.
| Hypothetical accepted annual cash flow | Debt-service ceiling at 1.25 | Loan supported at assumed 9% payment factor | After assumed $1,050,000 value cap | Purchase equity |
|---|---|---|---|---|
| $120,000 | $96,000 | About $1,066,667 | $1,050,000 | $450,000 |
| $90,000 | $72,000 | $800,000 | $800,000 | $700,000 |
The second case needs $250,000 more purchase equity. Adding an illustrative $40,000 of buyer closing costs, $100,000 of setup and $60,000 of retained operating cash produces $650,000 total required cash in the first case and $900,000 in the second. A buyer with $750,000 available has $100,000 unallocated in the first case but a $150,000 shortfall in the second while preserving the stated buffer. Existing earnest money is part of purchase equity, not an additional down payment.
A price reduction is not always a dollar-for-dollar cure. In this simplified second case, a reduction to $1,400,000 with unchanged accepted cash flow leaves the $800,000 income-supported loan below the revised $980,000 value cap. Equity remains $600,000. With the same illustrative $200,000 for closing, setup and retained cash, total need is $800,000—still $50,000 above the buyer's $750,000. Rebuild the actual loan and cost estimates for a revised offer; do not promise the lender will preserve its quote.
Select a financeable acquisition rather than a door-count target
Proceed when the lender accepts the actual building and guest plan, supported accepted income funds a workable loan, legal use and possession are resolved, and buyer cash survives closing, launch and downside. Renegotiate when a supported price or documented project change closes the actual equity gap. If financing requires long-term leases while the buyer needs immediate vacant guest units, resolve that incompatibility before choosing terms; do not promise both income states simultaneously.
Delay an offer when a lender has only reviewed a residential-home description, accepted income is unspecified, or the conversion sequence remains conditional. Reject a purchase that needs unapproved units, hidden occupancy changes or an unfunded equity gap. Compare a smaller eligible building or another property within the same buyer cash ceiling rather than assuming more doors always improves the acquisition.
Bring legal unit records, lender feedback, accepted-income reconciliation and the complete cash gap to the purchase discussion. Book a call to compare the larger-building STR offer with other financeable candidates. Confirm BNB Accelerator's agreed acquisition and launch-coordination scope; use appropriately qualified commercial lenders, brokers, counsel and insurers for the larger-building transaction.

Frequently asked questions
Can a one-to-four-unit Fannie Mae quote finance an entire five-unit STR building?
Do not assume so. Its relevant single-family collateral eligibility covers one through four dwellings. Ask the lender to identify an eligible program for the actual legal building and intended guest use.
Does an apartment loan advertisement establish permission for Airbnb use?
No. Obtain specific review of transient use, operating history, accepted income and conversion conditions; property-category acceptance alone does not resolve the guest plan.
Why can my down payment rise despite strong seller Airbnb revenue?
The lender may accept different income and deductions. A smaller income-supported loan can require more purchase equity even when the value-based cap would allow a larger loan.
Will lowering the five-unit purchase price eliminate an equity shortfall?
Not automatically. Recalculate the actual income and value constraints plus closing, setup and reserves; an income-limited loan may not increase when the price changes.
