If you are ready to buy a short-term rental, BNB Accelerator and BNB Turnkey both describe help finding, evaluating and launching a property. The material decision is not which name sounds more hands-off: it is whether you want acquisition and launch coordination with a separately chosen operating plan, or a proposal that also includes ongoing property management. BNB Turnkey publicly describes acquisition through management, with a named management partner; BNB Accelerator describes sourcing, underwriting, negotiation, closing and launch coordination. Neither public website substitutes for a written scope, itemized fees or property-level underwriting. Compare those documents on the same live candidate before paying or making an offer.
First compare the actual purchase work
BNB Turnkey's services page says it performs market research, revenue forecasting, remote tours, inspection and negotiation support, design and furnishing management. Its pre-call page describes property selection through closing, project oversight and full-service management in partnership with Home Team Vacation Rentals. BNB Accelerator's published process covers sourcing, underwriting, negotiation, closing and launch coordination with local partners. Those descriptions overlap; neither proves that a particular property, market or fee arrangement is right for you.

Give both providers the same address, budget, financing assumptions and target closing date. Ask for a written market thesis, three to five genuinely comparable STRs, a revenue range rather than a single optimistic number, expense and reserve assumptions, address-level permission questions, and a maximum offer price. The test is whether the provider will recommend passing on an attractive-looking listing when legal use, cash needs or the downside case fails. A generic market deck or a revenue estimate alone is not a purchase memo. Use the underwriting library to challenge both analyses.
| Decision to document | BNB Accelerator | BNB Turnkey | Ask both for |
|---|---|---|---|
| Finding and evaluating a home | Published acquisition and underwriting process | Published market research, property evaluation and forecasting | A property-specific model, rejected-deal criteria and maximum offer |
| Contract and closing | Published negotiation and closing coordination | Published inspection and negotiation support through closing | Named licensed agent, counsel, lender handoffs and contingency owners |
| Launch | Published launch coordination with local partners | Published design, furnishing and project oversight | Itemized scope, vendor contracts, budget cap and first-guest assumptions |
| After launch | Confirm the operating arrangement in the proposal | Published full-service management with a named partner | Separate management agreement, fee base, term, exit and data rights |
Price management and control separately from acquisition
BNB Turnkey's public pre-call material names a management partner; do not infer that the manager is the same legal entity as the acquisition adviser, that management is mandatory, or that any specific fee applies. BNB Accelerator pairs buyers with local operating resources, but its current written proposal—not this article—controls what is included. Ask both firms who contracts with the manager, who collects rent, who owns the listing and guest data, whether the buyer can choose another operator, and how to terminate without losing access to records and vendors. If you want a single coordinated path into ongoing operations, the BNB Turnkey proposal may fit better. If you want to select or change the operator independently, test that freedom in both agreements.
Neither inspected BNB Turnkey page publishes a complete acquisition, setup and management fee schedule. Request a signed, itemized proposal rather than assuming the bundled-looking offer is cheaper or dearer. Request BNB Accelerator's current fee and vendor disclosures too. Add any buyer-agent compensation, financing charges, closing costs, furnishings, repairs, insurance, licensing, reserves and recurring management charges to the same all-in cash model. Ask whether either provider earns a referral fee from a lender, manager, contractor or insurer. Have the provider explain who pays each charge and what happens if you do not close.
Illustrative math only: if one proposal charges a $15,000 purchase-and-launch fee plus 20% of $90,000 hypothetical first-year gross revenue, its first-year service total is $33,000 before other expenses. If another charges $20,000 to purchase and launch and the separately chosen manager quotes 18% on the same gross, that total is $36,200. The $3,200 difference is not a ranking: different scopes, fee bases, setup costs, performance, taxes, cancellation terms and management quality can reverse it. These numbers are invented to demonstrate a comparison method, not actual provider prices or expected revenue. Recalculate with written proposals and a conservative revenue case.
Decide before the offer deadline
Proceed with a provider whose written scope identifies the licensed transaction team, property-level revenue evidence, legal-use verification owner, launch budget, all fees and post-close management choice. Renegotiate scope or price if the service promises an end-to-end outcome but leaves underwriting, permit checks or operator handoff unassigned. Delay an offer under an appropriate contingency when a municipality, association, insurer, lender or management partner has not answered a deal-changing question. Reject a property—or a provider process—that requires relying on unverified projections or surrendering a contingency to meet a sales timeline.
This is a comparison of publicly described services, not an endorsement or a claim that one company delivers better returns. BNB Turnkey and Home Team Vacation Rentals are not affiliated with BNB Accelerator. Offerings and partner arrangements can change; verify current terms directly with each company. No provider can guarantee permits, financing, bookings or returns. Bring the same candidate and both written scopes to a lender, local counsel and, where relevant, a CPA before committing. Book a call to test BNB Accelerator's acquisition scope against your actual STR purchase. This article is educational, not legal, tax, lending or investment advice.

Frequently asked questions
Does BNB Turnkey help buyers find an STR or only manage one?
Its public pages describe market and property selection, underwriting, closing support, design and management. Confirm the exact deliverables and contracting parties for your market in a written proposal.
Is BNB Accelerator or BNB Turnkey cheaper?
The inspected BNB Turnkey pages do not publish a complete fee schedule, and a fair answer requires current written quotes from both firms. Compare acquisition, launch and recurring management costs on the same property and revenue case.
What is the biggest contract question for an STR buyer?
Ask whether ongoing management is included, optional or separately contracted; who controls listings and data; and what happens if you change managers or do not close.
