STR Buyer Qualification

Can you use alimony or child support income to buy an STR?

Potentially, if you choose to have the actual lender consider the payments and the evidence meets that loan's rules. But qualifying income is not automatically money available to fund an STR. For a purchase in the next six months, compare the accepted loan scenario with household commitments and the payment's end date before choosing an offer ceiling. This is an acquisition-budget guide, not divorce planning or advice to divert support from its intended household needs. Choose whether to use the payments, then review the actual STR loan

The CFPB explains the disclosure choice: a creditor must tell you that support income need not be revealed if you do not want it considered. If you choose to use it, obtain the actual lender's evidence requirements and accepted amount. This choice about income is not permission to conceal liabilities or supply inaccurate application information.

Ask for a loan scenario tied to the intended investment purchase and actual guest use. Do not import a primary-home or FHA example into a dedicated rental purchase without eligibility review. If you can qualify without support income, compare that case with the case using it; neither scenario alone proves that the property is affordable to operate.

The post-divorce former-mortgage guide covers old debt treatment and continuing exposure. This article addresses incoming payments the borrower elects to use, their accepted history and their possible expiration. Keep those separate questions visible if both apply. Do not assume a document resolving one automatically establishes the other.

Verify accepted payments rather than the amount a document promises

Under Fannie Mae's current support-income guidance, borrower-requested use requires documented terms, six months of full, regular, timely receipt and expected continuation for at least three years from the new note date. Proposed voluntary payments without the specified separation agreement are not qualifying income in that situation, and lump-sum equalization is not steady income. Payment-duration and child-age limits matter. Documented qualifying child support can be grossed up as nontaxable income; applicable DU validation messages may change documentation. Have the actual lender apply current conditions rather than assume every award or deposit qualifies.

Request an evidence list from the lender and share only the needed legal and receipt records securely. Have qualified counsel explain actual duration and conditions rather than infer them from an informal agreement. A higher promised payment, a recently signed order and an established receipt pattern are different facts. If records disagree, resolve the accepted amount before using it to expand the property search.

Column in the purchase fileWhat it answersWhat it does not establish
Accepted qualifying paymentWhich amount the actual lender uses for the proposed loanCash freely available for the investment
Actual household receipt and commitmentsWhat arrives and what household needs it must supportA higher amount merely because a qualifying adjustment is permitted
Remaining payment durationWhich documented end conditions affect the financing caseA permanent income stream over the STR holding period

Ask the lender to identify any qualifying adjustment separately from the deposit received. Do not copy a hypothetical gross-up percentage from another product. If the lender's worksheet shows more qualifying income than cash arriving, preserve the actual receipt in the household budget. A loan calculation is not another monthly transfer from the payer.

Test household capacity without treating support as investment surplus

Illustrative household stress only—not a loan qualification calculation or legal allocation of support: assume actual nonsupport receipts are $9,000 monthly, support receipts $2,000 and household costs $8,600. Assume a candidate STR requires $900 monthly of household cash under the buyer's weak-opening scenario after the property's own receipts and expenses. With current receipts, $11,000 less $8,600 and $900 leaves $1,500. Without support, $9,000 less the same outflows leaves a $500 monthly deficit.

Over six constructed months, that $500 deficit totals $3,000. A hypothetical $25,000 available downside allocation would become $22,000 if used for that stress, before other unexpected commitments. This does not predict a missed payment or establish an appropriate reserve. It demonstrates that a property funded only while every household receipt continues deserves a separate purchase review.

Now test a different candidate needing $300 monthly in the same weak-opening assumptions. Nonsupport receipts of $9,000 less household costs of $8,600 and that $300 leave $100 rather than a deficit. The example does not recommend either property: verify legal STR use, supported revenues, setup costs and the real financing. It shows how the household-support dependency can materially change the shortlist.

Keep principal acquisition cash independent of anticipated monthly receipts. Equity, closing costs, furnishing and retained cash must be documented as actually available when required. Do not assume a future support payment will arrive early for an earnest-money deadline. Use the STR purchase-and-launch cash planner with real funding dates, and obtain appropriate advice on household and legal commitments.

Compare the payment end date with the offer and holding plan

Make a dated funding memo showing the lender-reviewed scenario, relevant payment conditions and the buyer's chosen no-support stress. If a payment may end during the intended ownership, do not extend it across the whole model simply to make the STR look fundable. Even a correctly accepted loan scenario is not assurance that household circumstances never change.

A delayed closing can change which evidence or duration the lender reviews. Obtain a fresh response when price, settlement date, payment terms or receipt history changes. Do not rely on a preapproval predating an unresolved modification. Ask the agent and qualified counsel about protection and timing before setting or extending contractual commitments.

Compare an independently qualified purchase without this income, a lower-cash candidate, or waiting until the required file is clear. A different financing method must be a real accepted quote, not a label chosen to avoid review. The financing-path comparison explains the broader product choice; the actual lender still determines borrower, property, cash and documentation conditions.

Do not use an optimistic Airbnb forecast to make up household cash that is already committed elsewhere. Run the property's downside scenario independently and test an opening delay. Loan approval and household capacity are two gates; address-specific legal hosting and purchase value remain additional gates.

Choose the purchase outcome from accepted income and protected cash

Proceed when the lender accepts the chosen income case, the actual purchase and launch cash is available, and the buyer's household plan remains supportable under appropriate downside assumptions. Renegotiate price or choose another candidate when a documented reduction in investment cash need resolves the problem. Have the lender reassess any changed terms rather than assume a seller credit changes accepted income.

Delay while receipt evidence, payment duration, legal terms or cash availability remains uncertain. Reject a plan that treats lump-sum proceeds as recurring payments, counts a qualifying adjustment as spendable cash or silently allocates household support to an underfunded property. A decision to wait or buy a different STR is a purchase outcome, not a failure to maximize a preapproval.

Frequently asked questions

Must I use support income to qualify for an STR purchase?

You may choose whether to have that income considered. Ask the lender to review the actual scenario and separately disclose required liabilities accurately.

Does an accepted qualifying adjustment add to cash I receive?

No. Keep actual household deposits distinct from the lender's qualifying calculation and from purchase cash.

Is a lump-sum settlement the same as recurring support income?

Do not assume those are interchangeable. Ask the actual lender to classify and document the funds or payment stream appropriately.

What if the STR budget only works while support continues?

Test that dependency, preserve household commitments and compare a different purchase or timing. Approval alone does not establish a sustainable investment.
