The “Reverse Offset Method” is our acquisition and coordination approach—not a guarantee of cash flow or tax savings.

Three simple next steps

Make the most of your call.

01

Confirm the calendar invite

Check your email and RSVP to your appointment. Join from a computer in a quiet space, with a pen and notepad ready.

02

Look for our confirmation

Our team may call or message to confirm. If you need to reschedule, use the link in your appointment email. Verify unfamiliar callers before sharing personal information.

03

Bring your numbers

Our service is designed for high-income households; the original call-prep guidance targets $400,000+ in annual gross income. Bring your capital budget and reserve needs. Income alone does not determine investment or tax suitability.

One purchase. Three coordinated pillars.

From finding a property to rental readiness.

BNB Accelerator helps coordinate property search, negotiation, purchase and launch, with introductions to independent managers, CPAs and cost-segregation providers where appropriate. Your engagement agreement defines the scope; you remain responsible for ownership decisions and professional advice.

01

Find & buy

Review properties for purchase economics and compliance, then coordinate diligence and negotiation. Purchase-price reductions, seller credits and financing fees depend on the transaction—not a promised savings amount.

02

Plan the launch

Coordinate design, amenities and management. Validate setup costs, revenue assumptions, operating expenses and your ongoing oversight responsibilities.

03

Coordinate advisers

Discuss tax planning and cost segregation with independent qualified professionals. Eligibility, participation, personal use and your circumstances affect treatment; a study is not a guaranteed deduction or refund.

Client conversations.

Selected client experiences, not typical or guaranteed outcomes. Review the disclosures below and ask how the assumptions would change for your own purchase.

Prices and “Total Entry” amounts are reproduced from the original page and have not been verified as current. They are not quotes, available inventory or guaranteed all-in budgets. Ask for current property-level underwriting.

Client property case studies

These source-provided client examples are historical, selected examples, not a representative performance sample. Verify current records, costs and availability independently. Proformas and third-party estimates are not realized net income.

Client-reported results and captions are historical and may omit costs or reflect different reporting periods. Results vary; no cash flow, occupancy, appreciation or tax savings are guaranteed.

Your situation. Your purchase plan.

Before the call, write down your available acquisition capital, cash reserve floor, income sources, ownership goals and the time you can realistically commit. Bring questions about financing, local permissions, management responsibilities and downside cash flow.

  • What purchase budget leaves enough liquidity for setup, repairs and a slower launch?
  • What happens if revenue or the anticipated tax benefit is lower than expected?
  • Who is responsible for management oversight and material-participation records?
  • What services, fees and third-party work are included in the proposed engagement?

A large tax bill alone does not make a property suitable. Review the investment independently of any potential deduction with your own qualified advisers.

Market research resources

The original page links to the reports below, including research from 2024–2025. These are background reading, not a current forecast, a reason to rush a purchase, or evidence that an individual property will perform.
