Short-term rental investor resource library

Find the right next step for property research, design, launch planning and project records across the BNB resource network.

Start with the decision, then choose the resource

A short-term rental project moves through several different decisions. The property must fit the intended operation; the furnishing plan must fit the building and available cash; the launch schedule must reflect actual deliveries; and the owner needs a record of what was approved and paid. Treating these as one vague “done for you” task makes it difficult to see where a handoff is incomplete. This library organizes the work by the question you need to answer next.

1. Research the purchase

Before comparing attractive listings, define your cash limit, intended guest profile and operating plan. Separate the advertised purchase price from the full amount needed to close and prepare the home. Record assumptions and the documents supporting them. A listing description is a starting point, not a substitute for diligence.

Invest in Short Term Rentals provides investment education. Short Term Rental for Sale provides acquisition-focused reading. For BNB Accelerator’s service scope, use the company overview and the application page. Confirm current scope and availability directly.

2. Translate the property into a furnishing brief

Document room dimensions, door clearances, intended sleeping arrangements, delivery access and existing items before ordering. A furnishing estimate should distinguish products, freight, assembly, installation and replacements. If the layout changes, update the acquisition budget rather than absorbing the difference silently.

Use My BNB Design’s furnishing comparisons and project worksheets to compare options and the acquisition-to-design brief to transfer the property facts into a usable scope.

3. Build a launch schedule with evidence

Track dependencies instead of setting a single optimistic opening date. Furniture cannot be installed before access is available; photographs should reflect the final guest setup; management needs approved inventory and operating instructions. Assign each open issue to one person and agree what evidence closes it.

Start with Short Term Rental Secrets’ launch checklist and the launch decision log. Keep delayed items visible and choose whether to substitute, defer or move the opening date.

4. Preserve the record of the project

Maintain invoices, approvals, payment records and handover evidence in a property-specific folder. Give your accountant original documents and clear descriptions; do not infer tax treatment from a vendor category. Good recordkeeping also helps the owner reconcile the approved project budget with the actual cash spent.

Use Tax Free Investors’ rental recordkeeping guide and the project document handoff checklist. “Tax Free Investors” is a brand name, not a promise of tax-free income.

How these sites relate

This page connects BNB Accelerator with related educational and design resources. Links within the network are provided for navigation and are not independent endorsements or reviews. Each site covers a different part of the planning process; verify service terms with the relevant provider. Educational checklists do not establish property eligibility, investment performance or tax treatment.

A practical handoff example

Suppose a buyer receives access to a house on Monday but the selected sofa will not arrive for three weeks. The acquisition file should record the access date; the design file should record the delayed product and approved substitution options; the launch log should record whether photography can proceed; the document folder should retain the revised order and any credit. One unresolved item can affect all four stages. Connecting the records prevents four teams from relying on four different assumptions. This is a hypothetical workflow, not a client result.
