- A comparable set, named. The eight to twelve active listings we used, so you can check the work rather than trust it.
- Estimated ADR and occupancy for the property profile you describe, reported as a range around the median rather than a single flattering number.
- Seasonality shape month by month, and the reserve the trough implies.
- The regulatory picture as it currently stands, including whether permits are capped and whether the trend is tightening.
- An honest verdict. If we would not buy there, we say so and explain why.
What it is not
It is not a projection for a specific address, and it is not an appraisal. Market-level analysis narrows the search. Only underwriting an individual property against its own comparables tells you whether to buy it.
