Before committing capital, answer this question for the actual address: Should the buyer request seller financing? Make the decision before the deposit is at risk
A seller note changes timing, not the need to repay. Have counsel examine lien position, due-on-sale exposure, servicing and default rights. Model the amortization and balloon from actual terms; compare it with the cash likely available from sale or refinance when due. Do not use an optimistic future valuation as the only exit.
