Before committing capital, answer this question for the actual address: Who could buy this property later? Make the decision before the deposit is at risk
List buyer groups that can legally use and finance the property, then estimate net proceeds after debt, sale costs and repairs. Treat reviews, permits and manager relationships as conditional until transfer is verified. A narrow buyer pool or slow sale means carrying costs continue longer. The exit model should be credible even if STR income falls.
What changes for this property
Building rules can determine the entire business case. Read the governing documents and board history before treating an active listing as proof of future permission. Guest access, elevator rules, sound transfer and special assessments can alter operating costs. A lender may also reject the project even if the individual unit's numbers appear attractive.

If a source is missing, mark that input as unverified rather than filling it with the seller's optimistic estimate.
Operating exposure to price: Front-desk access, elevators and shared-space guest rules. Identify the vendor, fee, start date and backup for each required task. Those costs affect the underwriting and the date of the first rentable night.
Decision rule for the buyer
Do not count platform reviews or a personal permit as transferable value without proof. Also test the exit: HOA policy can change the investor buyer pool. A business owner should decide whether the property still fits when attention is focused on the primary business; a real estate investor should compare the same capital with the next available deal on a consistent after-reserve basis.
