Search rules at the jurisdiction, parcel, unit and owner level. Record caps, renewals, inspections, tax accounts and whether an existing permit survives sale. A currently operating neighbor proves little about the buyer's address. Underwrite the allowed alternative use if the permit is denied or delayed, and align the contract with that result.

Operating exposure to price: Coordinating cleaners and residents in shared areas. Identify the vendor, fee, start date and backup for each required task. Those costs affect the underwriting and the date of the first rentable night.

Treat uncertain legal use as a purchase condition, not post-close homework. Also test the exit: multifamily buyers will scrutinize normalized NOI.
