Make the decision before the deposit is at risk
Choose a consistent definition before comparing properties. Include all invested cash and subtract replacement reserves from distributable cash. A high return created by thin reserves is not comparable with a fully funded deal. Show the result before any speculative tax benefit, then let the owner's CPA evaluate tax treatment separately.

Reject a target return that exists only after excluding startup cash. Also test the exit: long-term rent is a measurable fallback. A business owner should decide whether the property still fits when attention is focused on the primary business; a real estate investor should compare the same capital with the next available deal on a consistent after-reserve basis.
