Before committing capital, answer this question for the actual address: Which contingencies protect the buyer? The method is to match each unresolved investment assumption to a document deadline, inspection right, financing condition or negotiated remedy.
Make the decision before the deposit is at risk
Turn each major unknown into a contract event with a clear evidence deadline. The calendar must allow enough time for permits, insurer, lender and specialist inspections. If the remedy is a credit, define how it will be priced and whether the lender allows it. Local counsel should write the protection before the buyer releases deposit leverage.
What changes for this property
The premium depends on usable water access, not simply a map pin near a lake. Verify recorded access, dock ownership, lake-level variation and whether boats or swimming are allowed. A dock, seawall or septic repair can consume the same cash planned for furnishing. Look at both lake-season bookings and demand when the water experience is unavailable.
The revenue case should price waterfront, lake-view and no-access comparables separately. Record the source, the period covered and any owner-blocked nights beside the forecast.
